Naaldwijk: heart of the Westland
Naaldwijk is the largest town of the Westland municipality, with a centre, post-war districts such as Woerdblok and Kruisbroek, and younger extensions like Hoogeland and Dijckerwaal. In a horticultural municipality there are also homes attached to a nursery; for the label only the residential part of those counts.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
New-build or existing home in the Westland?
Naaldwijk is growing fast with energy-efficient new-build districts such as Hoogeland and Dijckerwaal, usually an A label. The older homes in and around the centre usually score between C and E. Our advisor inspects each home individually and gives free advice on improvements during the inspection.
How to request an energy label in Naaldwijk
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
The survey is no formality but a condition: since the provisional energy label lapsed on 1 January 2021, EP-online accepts only labels established on location.

|---|---|---|
| Centre | Older & pre-war homes | C - E |

| Woerdblok, Kruisbroek | Homes from the 1980s - 90s | B - C |
| Hoogeland | Recent homes (after 2010) | A - B |
| Dijckerwaal & new-build | Energy-efficient (partly gas-free) new-build | A |
What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
Glass suppliers advertise the U-value of the glazing, but the label judges window plus frame as one whole. That whole insulates slightly less than the glass alone. With the specifications to hand, the safe margin disappears from the calculation.
Which documents should you have ready for the survey?
Gather what fits your home:
- Post-war home: the invoice for the cavity fill and the glass specification.
- New build in Hoogeland or Dijckerwaal: the completion documentation.
- Home attached to a nursery: a floor plan, so residential and business parts can be separated.
- Always: boiler or heat pump and solar panels (number, peak capacity).
What cannot be proven or observed is calculated with the defaults for the construction year.
Not every situation calls for a new survey
If the home was surveyed within the past ten years, a usable label is probably still in EP-online; the term runs from the survey date. For older buildings take note: the monument exemption has not existed since 29 May 2026, so they too need a label when sold or rented out.

For landlords in Naaldwijk every label class counts
The points system has been binding up to and including 186 points since 1 July 2024; below that the maximum rent is fixed and the energy label weighs in strongly. Close to a points threshold, a better class can just make the difference. The full rental points count can be included in the same visit on request.
