The Gouda housing market and the energy label
Gouda combines a rich historic city centre with plenty of post-war extension neighbourhoods and the brand-new Westergouwe district. From monumental canal houses around the Markt and the Sint-Jan church to gas-free new-build on the edge of town: the energy label varies enormously per area. For both selling and renting an official, EP-online registered energy label is required.
Gouda is about 20 minutes from our base in Woerden. We know the Gouda building periods and constructions well and are on site quickly, without passing on high travel costs.
How to request an energy label in Gouda
You arrange an official energy label with us in three steps:
- Quote and appointment — calculate your price with the calculator or call us. We schedule the home inspection at a time that suits you.
- Home inspection — our BRL 9500 certified advisor visits (on average 60–90 minutes) and measures insulation, glazing, heating, ventilation and any solar panels using the NTA 8800 method.
- Registration in EP-online — your official energy label is registered in EP-online. You usually receive it within a few working days; if you are in a hurry, express delivery within 24 hours is possible.

Listed monument or protected cityscape?
The Gouda city centre is a protected cityscape with hundreds of national and municipal monuments, from the buildings around the Markt and the town hall to the houses along the Turfmarkt and Oosthaven. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing the label is usually somewhat lower — that is normal and you are not obliged to make improvements. What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard. Especially the older inner-city properties — often on wooden pile foundations and with unusual constructions — call for an experienced eye.
Energy label prices in Gouda
All prices include VAT, the property inspection and official registration in EP-online. An energy label for an apartment or smaller home in, for example, Korte Akkeren starts from €220; for a larger property in the city centre or a spacious family home in Goverwelle it increases depending on type and floor area.
