What is a rental points count?
A rental points count is the housing valuation under the Dutch housing valuation system (WWS) — the points system that determines the maximum rent of a home. Every part of the home earns points: the floor area, the energy label, the kitchen and bathroom amenities, the outdoor space and the WOZ value. The total number of WWS points determines how much rent you may legally charge and which category your home falls into.
In short: the more points, the higher the permitted rent. A correct count prevents you from renting out too cheaply or charging too much — and the latter can be reversed by your tenant through the Rent Tribunal.
Why your rental points count matters
Since the Affordable Rent Act (1 July 2024) the WWS is mandatory for all rental homes up to and including 186 points. The count directly determines which category your home falls into:
- Up to 143 points — social housing.
- 144 to 186 points — mid-market rent (regulated).
- From 187 points — free sector (capped based on the WOZ value).
If you charge more than allowed, the tenant can go to the Rent Tribunal and enforce a rent reduction. With a substantiated rental points count you know in advance, in black and white, which rent is correct — no guessing, no risk.
What counts towards the WWS points?
A full count looks at much more than just the floor area. The main components:
- Usable floor area of rooms and other spaces.
- Energy label — one of the most heavily weighted components (see below).
- Kitchen — worktop length and the quality of the amenities.
- Sanitary facilities — bathroom, toilet and other amenities.
- Heating and insulation-related points.
- Outdoor space — garden, balcony, roof terrace or storage.
- WOZ value of the home.
- Communal areas and special amenities.
We include all of these components, so the count is complete and defensible.
The energy label weighs heavily
The energy label is one of the components that carries the most weight. A good label earns plenty of points — a poor label (E, F or G) gives negative points. Here is how it works per label class for a self-contained home of 40 m² or more:

The difference between label G and label A is 56 WWS points for a single-family home — enough to lift a home from social housing into mid-market rent. That is why we always include the energy label in the count; you can have it surveyed in a single visit.

What does a rental points count cost?
The price of a full rental points count is on request and depends on the home. Combined with the energy label it is more cost-effective, because we survey everything in a single visit. An energy label for a home costs from € 220 including VAT.
