What is a rental points count?

A rental points count is the housing valuation under the Dutch housing valuation system (WWS) — the points system that determines the maximum rent of a home. Every part of the home earns points: the floor area, the energy label, the kitchen and bathroom amenities, the outdoor space and the WOZ value. The total number of WWS points determines how much rent you may legally charge and which category your home falls into.

In short: the more points, the higher the permitted rent. A correct count prevents you from renting out too cheaply or charging too much — and the latter can be reversed by your tenant through the Rent Tribunal.

Why your rental points count matters

Since the Affordable Rent Act (1 July 2024) the WWS is mandatory for all rental homes up to and including 186 points. The count directly determines which category your home falls into:

If you charge more than allowed, the tenant can go to the Rent Tribunal and enforce a rent reduction. With a substantiated rental points count you know in advance, in black and white, which rent is correct — no guessing, no risk.

What counts towards the WWS points?

A full count looks at much more than just the floor area. The main components:

The energy label weighs heavily

The energy label is one of the components that carries the most weight. A good label earns plenty of points — a poor label (E, F or G) gives negative points. Here is how it works per label class for a self-contained home of 40 m² or more:

The difference between label G and label A is 56 WWS points for a single-family home — enough to lift a home from social housing into mid-market rent. That is why we always include the energy label in the count; you can have it surveyed in a single visit.

What is a rental points count?
A rental points count is the housing valuation under the Dutch housing valuation system (WWS). How many WWS points does my energy label earn?
That depends on the label class and the type of home. For a self-contained home of 40 m² or more it ranges from 62 points for label A++++ (single-family) to 15 negative points for label G. Label A gives 41 points (single-family) or 37 (multi-family) and label C 22 or 15 points. Monuments receive no negative points.
Can I count my rental points myself?
You can get an indication via the Rent Tribunal's rent check, but a reliable count requires accurate measurement and knowledge of the points rules — especially around kitchen, sanitary facilities, outdoor space and the energy label. A few points' difference can place you in a different rent category. We produce a correct, substantiated count you can use towards your tenant or the Rent Tribunal.
How can I increase my rental points and maximum rent?
By making your home more energy efficient the energy label improves, and with it the number of WWS points and the maximum rent. Think of roof, wall and floor insulation, HR++ or triple glazing, a (hybrid) heat pump and solar panels.
