1. What glazing does the home (mostly) have?
2. Are the walls / cavity insulated?
3. Is the roof insulated?
4. Is the floor insulated?
5. How is the home heated?
6. Are there solar panels?

Indication: label (range )

This is an indication, not an energy label. The provisional energy label was abolished on 1 January 2021; a valid, registrable label only exists after an on-site survey by a certified advisor. Insulation only counts when it can be observed or documented.

How does this calculation work?

  1. Address lookup. Using your postcode and house number we retrieve the construction year and usable floor area from the Dutch building registry (BAG) - the same source a certified advisor uses.
  2. Six short questions. Glazing, walls, roof, floor, heating and solar panels. Not sure about something? We use the standard value belonging to the construction year - exactly what the official method does when evidence is missing.
  3. An instant indication. We calculate with the standard values from the official survey protocol (ISSO 82.1) and the NTA 8800 methodology, and translate the outcome into a label class with a range.

Why an indication and not a real label?

Until 2021 the Netherlands had a “provisional energy label” based on construction year alone. It was abolished on 1 January 2021: since then an energy label is only valid when a certified advisor (BRL 9500) has surveyed the home on site and registered the label in EP-online. Every online calculator - including this one - therefore gives an indication by definition.

The difference is mainly evidence: in the official calculation insulation only counts when the advisor can observe it or when an invoice or declaration exists. Your answer “the cavity is filled” is enough for this tool, but for the real label it must be provable. The actual class can therefore differ a step from the indication - in both directions.

Want to know which label is currently registered?

Many homes already have a valid label from an earlier sale or rental. Look it up free via our energy label lookup page - a label less than ten years old (counted from the survey date) can simply be used.

Frequently asked questions

Is this calculation really free?
Yes, completely. You leave no personal data: the calculation happens in your browser and nothing is sent or stored. Only the address is looked up (anonymously) in the building registry.
How reliable is the indication?
The rules follow the standard values from the official survey protocol (ISSO 82.1) and the NTA 8800 methodology. For an average home the indication is at most one class off; that is why we always show a range. Unusual homes (listed buildings, heavily renovated, partly commercial) can deviate further.
Why is an online calculation not a valid energy label?
Since 1 January 2021 the provisional energy label has been abolished. A valid label requires an on-site survey by a certified advisor, who registers it in EP-online. When selling or renting out, that registered label is mandatory; an online indication does not count.
Where do the construction year and floor area come from?
From the Dutch building registry (BAG), based on your postcode and house number. If the floor area differs from what you expect, there may be an extension not yet registered.
What if I don't know whether the cavity is insulated?
Choose “not sure”. We then calculate with the standard value for the construction year, just like the official method does without evidence. Tip: rows of small, sealed drill holes in the outer wall joints betray an earlier cavity fill.
What does an official energy label cost?
With us from €220 including VAT, the survey and EP-online registration, no call-out costs. An apartment starts from €275, a terraced house from €330, a corner or detached house from €340 to €375. The price calculator gives the exact price for your address.
