Maasland: old core, young edges
Maasland lies in the municipality of Midden-Delfland. The Dutch address and buildings register shows two extremes: over a fifth of the homes in the core are pre-war, with the oldest building from 1553, while a third was built after 2015. The median construction year is 1981.
For the energy label that means two very different surveys: historic precision work in the core, and young homes that land almost automatically in the highest classes. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Historic core and the surrounding meadows
Maasland's old core contains buildings going back centuries; since 29 May 2026 listed buildings too need a valid label when sold or rented out, as the exemption ended then. For such a building the class usually comes out lower due to solid walls and monumental frames, and that is a fact rather than an error. In the surrounding Midden-Delfland meadows stand farmhouses, where the advisor first delineates the thermal envelope.

How the advisor maps your home
In 60 to 90 minutes our BRL 9500 certified advisor notes:
- Every surface bordering the outside, crawl space, unheated room or water
- The insulation values of roof, walls and floor and the U-values of the glazing

One detail that often leaves points on the table: the U-value on the invoice belongs to the pane, while the calculation judges the full window with frame. Supply the glass specification and frame type and the advisor need assume nothing.
Which documents should you have ready for the survey?
Which Maasland you live in determines what counts:
- Historic building: the renovation file with invoices for secondary glazing and roof insulation.
- Post-war home: the invoice for the cavity fill and the glass specification.
- New build: the completion documentation and solar panel details.
- Always: make, type and year of the boiler or heat pump.
Without evidence the defaults for the construction year apply; for a sixteenth-century building those are the lowest assumptions there are.
When does the existing label suffice?
As long as the survey date is less than ten years back, nothing new is needed; check it on EP-online. Beyond that only special cases such as temporary buildings fall outside the obligation. Listed buildings were removed from that list on 29 May 2026 and now count fully.

Rent and label belong together in Maasland
Since 1 July 2024 the points total bindingly sets the maximum rent up to and including 186 points, and the energy label is a heavy item in it. Landlords therefore often have the rental points count done together with the label survey; that saves a second visit.
