Maasland: old core, young edges

Maasland lies in the municipality of Midden-Delfland. The Dutch address and buildings register shows two extremes: over a fifth of the homes in the core are pre-war, with the oldest building from 1553, while a third was built after 2015. The median construction year is 1981.

For the energy label that means two very different surveys: historic precision work in the core, and young homes that land almost automatically in the highest classes. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.

Rent and label belong together in Maasland

Frequently asked questions about an energy label in Maasland

Our building in the core is a listed monument. Do I need a label?
Yes, since 29 May 2026. The exemption for listed buildings ended then, so a valid energy label is required on sale or rental. The listed status plays no part in the calculation; the advisor measures what is there.
Why does a historic building come out so low?
Solid walls without a cavity, single glazing in monumental frames and an uninsulated roof push the class down firmly; E, F or G is normal for an untouched building. With secondary glazing and roof insulation one or two classes can often be gained without touching the facade.
A third of the village is new build from after 2015. Do they already have a label?
Yes, registered at completion and valid for ten years from the survey date. For those homes you usually need do nothing when selling; just check the date on EP-online.
How far do you travel for a survey in Maasland?
