Requesting an energy label: the cost per property type
Energy label prices are not set nationally. Energy advisors set their own rates, so the price differs per company. At Hollands Duurzaam we work with a fixed all-in price per property type, so there are no surprises.

A corner, semi-detached or detached house larger than 150 m², another home larger than 200 m² or a home built in 2021 or later: price on request. New-build homes need a more detailed survey. The calculator below shows the price for your address right away.

What is included in the price?
A careful energy label is more than the time the advisor spends in your home. The preparation, the review of your evidence and the checks decide whether the label is right. With us, all of this is in the fixed price:
- Preparation: we review your home's data and the documents you provide in advance.
- Survey at your home, usually 60 to 90 minutes, according to NTA 8800.
- Calculation and quality check of all input.
- Registration in EP-Online and the label digitally in your inbox.
- Free advice during the survey: which measure improves your label the most.
- VAT and call-out costs: VAT is included and we charge no call-out costs in our service area.
- No deposit: you only pay after you receive the label.
Why does the cost differ per home?
A small apartment with one installation takes less time than a large detached house with extensions and several heating systems. That is why the price depends on a few factors:

| Property type and floor area | More façade, roof and floor means more survey and calculation work. That is why a detached house costs more than an apartment. |
| Installations | A heat pump, solar panels and mechanical ventilation together take more time than just a central heating boiler. |
| Evidence | With invoices and drawings the advisor may use the real values. If they only arrive later, a reassessment is sometimes needed. |
| Urgency | If the label must be ready within 24 hours of the survey, an urgency surcharge applies. |
A mixed residential and business property, a split property, a listed building or a heavily renovated home? Mention it in your request and you will get a realistic price in advance.

Extra costs: what to look out for
When you compare providers, always look at the total price including VAT. Some advisors add costs you only see later. So ask in advance what is and is not included in the rate.
- Travel costs: with us, no call-out costs in our service area. If your address is outside it, the calculator shows this and we discuss it in advance.
- Urgency surcharge: label within 24 hours of the survey? Then €220 to €375 is added, depending on the schedule. More about urgent labels.
- Registration costs: always included with us, never a separate line on the invoice.
- A second visit: make sure the meter cupboard, boiler or heat pump, attic and crawl space are accessible. Then one survey is enough.
Save on your label: have your evidence ready
Without evidence an advisor may not count an insulation measure, even if it is visibly there. The calculation then falls back on standard values for the year built. Your home may get a lower label than it deserves. So before the survey, have ready:
- Building drawing or floor plan
- Invoices for cavity wall, roof or floor insulation and for HR++ or triple glazing
- Details of the boiler or heat pump, and of the ventilation
- The number and capacity of any solar panels
A useful invoice states the address of the home, the brand and type of the material and the work carried out. Keep these documents even if you are not planning to sell. Did you buy the home? Ask the previous owner for the invoices of earlier improvements.
What does it cost if you have no energy label?
A valid energy label is mandatory when you sell or rent out a home. Without one, the Human Environment and Transport Inspectorate (ILT) can impose a fine. A label is almost always cheaper than the fine.
An energy label is valid for 10 years from the survey date. Renting out? The label counts towards the rental points of the housing valuation system. A rental points calculation is a separate service and cheaper when combined with the label.
