The Leiden housing market and the energy label
After Amsterdam, Leiden has the largest historic city centre in the Netherlands: a dense network of canals, courtyards (hofjes) and listed houses. Around it lie stately pre-war neighbourhoods and post-war extensions such as the Merenwijk and Stevenshof. As a university city, Leiden also has a large rental market — and for both selling and renting an official, EP-online registered energy label is required.

Renting out in Leiden? Mind the energy label
Leiden has thousands of rental homes, partly because of the university. If you rent out a self-contained home, a valid energy label is required and the tenant may request it. Listed monument or protected cityscape?
The Leiden city centre is a protected cityscape with hundreds of national and municipal monuments. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing the label is usually somewhat lower — that is normal and you are not obliged to make improvements. What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard. For split or converted inner-city properties the inspection calls for an experienced eye.
