An energy label is mandatory when renting out

Renting out a home? Then you are legally required to have a valid, registered energy label and to give a copy to your tenant. This applies to every new tenancy. The label must be drawn up according to the NTA 8800 standard and registered in EP-Online, the national register.

Without a label, the Human Environment and Transport Inspectorate (ILT) enforces the rules. You first receive a warning and four weeks to arrange it; after that a fine follows. Since 2026 that is € 515 for a private individual and € 1,030 for a legal entity per home — for professional landlords and managers it can rise to € 9,000 per violation. An energy label is valid for 10 years, so usually a small, one-off investment that removes this risk.

Your energy label determines your maximum rent (WWS)

Since the Affordable Rent Act (Wet betaalbare huur, 1 July 2024) the label is not only mandatory but also directly decisive for your rent. The housing valuation system (WWS — the points system) has been made binding for all rental homes up to and including 186 points:

The energy label is one of the most heavily weighted parts of that count. A good label gives plenty of points — and thus a higher permitted rent. A poor label (E, F or G) gives deduction points. This is how it works per label class for a self-contained home of 40 m² or more:

The difference between label G and label A is 56 WWS points for a single-family home. Because every point counts towards the maximum permitted rent, that makes a substantial monthly difference — and adds up over the term of a tenancy. For landlords, improving sustainability is therefore not only good for the home, but directly for the return.

  1. Request. Request the energy label via our contact page or by phone. We schedule an inspection quickly.
  2. Home inspection. Our advisor surveys the home according to NTA 8800: insulation, glazing, installations and ventilation.
  3. Registration & copy of the label. We register the label in EP-Online and you receive the official label to give to your tenant.
  4. Explanation of the WWS impact. You hear what your label means for your rental points and, if you wish, how sustainability measures can lead to a higher rent.

Poor label? How to raise your rental points

If your home has label E, F or G, you are literally leaving rent on the table. By making targeted improvements you raise the label and gain WWS points. The most rewarding steps differ per home — which is why we calculate them per measure in a tailored advice report: cost, savings, payback time and the expected label jump. That way you know exactly which investment pays for itself through a higher permitted rent.

Is an energy label mandatory when renting out?
Yes. When renting a home to a new tenant you are legally required to have a valid, registered energy label and to give a copy to the tenant. Without a label, the ILT can impose a fine: since 2026 € 515 for a private individual and € 1,030 for a legal entity, rising to € 9,000 for professional landlords.
Do you also provide the full WWS rental-points count?
Yes. In addition to the energy label we produce the full housing valuation: we count all WWS points (energy label, floor area, fittings, outdoor space, WOZ value and more) and calculate your maximum rent. You receive a clear count you can use for a new tenancy, a rent increase or towards the Rent Tribunal. The price is on request and more cost-effective combined with the energy label.
How many WWS rental points does my energy label give?
That depends on the label class and the type of home. For a self-contained home of 40 m² or more it ranges from 62 points for label A++++ (single-family) to 15 deduction points for label G. Label A gives 41 points (single-family) or 37 (multi-family), label C 22 or 15 points, and labels E, F and G give 4, 9 and 15 deduction points respectively. Monuments do not receive deduction points.
What is the Affordable Rent Act and what changes for landlords?
The Dutch Affordable Rent Act (Wet betaalbare huur) applies since 1 July 2024. The housing valuation system (WWS) has been made binding for all rental homes up to and including 186 points: up to 143 points social housing, 144 to 186 points mid-market rent. Since then the energy label weighs more heavily: good labels give more points (and thus a higher permitted rent), poor labels give deduction points.
How can I raise my rental points and maximum rent?
By making your home more sustainable the energy label rises, and with it the number of WWS points and the maximum rent. Think of roof, facade and floor insulation, HR++ or triple glazing, a (hybrid) heat pump and solar panels. Does the energy label count differently for an apartment than a single-family home?
Yes, for the better labels it does. A single-family home receives slightly more points than an apartment at the same label class: label A++++ gives 62 points for a single-family home and 58 for an apartment. For labels E, F and G the deduction points are equal for both types.
How long is an energy label valid and what does it cost?
An energy label is valid for 10 years from the registration date. After that you need a new label for a new tenancy. An energy label for a home costs from € 220 including VAT; the exact price depends on the type of home. Contact us to arrange one.
