The Alphen housing market and the energy label
Alphen aan den Rijn is one of the largest municipalities in our region and has grown considerably in recent decades. Alongside the older centre on the Rijn lie extensive post-war neighbourhoods and modern new-build districts such as Kerk en Zanen and Ridderveld. Since the municipal reorganisation, villages such as Boskoop, Hazerswoude, Aarlanderveen and Zwammerdam also belong to the municipality. For both selling and renting an official, EP-online registered energy label is required.
We provide energy labels throughout Alphen aan den Rijn and the surrounding villages. Thanks to our experience with both older and modern homes, we know where the attention points lie for each type.
Energy label by neighbourhood in Alphen
The building period largely determines which energy label you can expect. The overview below gives an indication; the final result depends on the specific property and any insulation already in place.
| Neighbourhood | Typical property type | Expected label |
|---|---|---|
| Centre (around the Rijn & Hooftstraat) | Pre-war & older homes | D–F |
| Ridderveld, Edelstenenbuurt | Post-war construction (1960s–70s) | C–D |
| Zegersloot, Planetenbuurt | Homes from the 1970s–80s | C |
| Kerk en Zanen | New-build 1990s–2000s | B–C |
| Recent new-build (e.g. Rijnhaven-Oost) | New-build after 2010, often gas-free | A–A++ |
Also in the villages around Alphen
Since the reorganisation, the municipality of Alphen aan den Rijn comprises several village cores. We provide energy labels in, among others, Boskoop, Hazerswoude, Zwammerdam and Aarlanderveen. In the older ribbon development and farmhouses of these villages the inspection sometimes calls for extra attention to unusual constructions.
Listed monument or older property?
Do you have an older property or monument, for example in the centre or in the historic villages? Since 29 May 2026 an energy label is also required for monuments when selling or renting. With single glazing and original details the label is usually somewhat lower — that is normal and you are not obliged to make improvements. Read more in our article on the energy label for monuments.
What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard.
