The Utrecht housing market and the energy label
Utrecht is one of the fastest-growing cities in the Netherlands, with an exceptionally diverse housing stock. From 17th-century canal houses along the Oudegracht and Nieuwegracht to energy-efficient new-build in Leidsche Rijn: every property type calls for its own approach during the energy label inspection. With thousands of homes changing hands in Utrecht each year, demand for an official, EP-online registered energy label is high — for sales, for rentals and increasingly for a green mortgage rate.
We regularly visit every Utrecht neighbourhood from our base in Woerden, less than 20 minutes away. That means we know the building periods and constructions per district and are on site quickly, without passing on high travel costs.
Energy label by neighbourhood in Utrecht
The building period largely determines which energy label you can expect. The overview below gives an indication per neighbourhood; the final result depends on the specific property and any insulation already in place.
| Neighbourhood | Typical property type | Expected label |
|---|---|---|
| City centre (Oudegracht, Domplein, Nieuwegracht) | Canal houses & monuments, often single glazing | E–G |
| Wittevrouwen, Tuinwijk, Vogelenbuurt | 1920s–30s town houses | C–E |
| Lombok, Oog in Al | Pre-war terraced & corner houses | D–F |
| Kanaleneiland, Overvecht, Hoograven | Post-war flats & high-rise (1960s–70s) | C–D |
| Leidsche Rijn, Vleuterweide, Terwijde | New-build after 2000 | A–B |
| Rijnvliet, Haarzuilens, Hoge Weide | Recent, very energy-efficient new-build | A++ etc. |
Listed monument or protected cityscape?
The Utrecht city centre has hundreds of national and municipal monuments and is largely a protected cityscape. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing, original frames and thick walls the label is usually somewhat lower — that is normal and you are not obliged to make improvements. Read more in our article on the energy label for monuments.
What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, district heating, heat pump)
- Ventilation and any solar panels
In many Utrecht neighbourhoods — for example Overvecht and Kanaleneiland — district heating is present; we process this correctly in the calculation according to the NTA 8800 standard.
Energy label prices in Utrecht
All prices include VAT, the property inspection and official registration in EP-online. An energy label for an apartment or studio in, for example, Lombok or Kanaleneiland starts from €220; for a larger terraced or detached house it increases depending on type and floor area. Use the price calculator for an exact price for your Utrecht home.
“Clearly experienced and skilled person. Friendly and tidy too, which is nice when someone has to go through your whole house for an energy label. Punctual and stuck to all the agreements.”
