The energy label has a fixed price per property type, from €220 including VAT, survey and registration. Express service adds a surcharge of €50 to €100 depending on the schedule. The points count and the tailored advice are quoted individually; have them done together with the energy label and we survey the property in one visit, which works out cheaper.

From request to registered label

The process consists of a few fixed steps. What differs is the speed, not the order.

  1. You calculate your price or call us, and pass on the basic details of the property.
  2. We schedule the survey at a time that suits you.
  3. During the survey we record insulation, glazing, installations and earlier renovations.
  4. The data is processed and the label is calculated following the NTA 8800.
  5. The definitive label is registered in EP-online and is then valid for a sale or rental.

The most common slip is that the sale is already under way before the label is arranged. So schedule the survey well before the intended transfer date, or deliberately choose the express service.

What to look for when choosing an advisor

The BRL 9500 certificate is the legal basis, but above that providers differ considerably. Four things you can check in advance:

Frequently asked questions about our services

How quickly can I get an energy label with express service?
An express energy label is usually registered in EP-online within 24 hours of the survey. That is particularly useful when the transfer at the notary is already fixed and there is no valid label yet. Have the documents about renovations and insulation ready, as that speeds up processing. You pay the normal price plus an express surcharge of €50 to €100 depending on the schedule.
What is the difference between an energy label and a WWS points count?
The energy label states the energy performance of the property; the points count establishes the maximum rent under the housing valuation system. The label is an important part of that count. Many landlords combine the two, because we then survey the property in one visit and it works out cheaper.
What do I legally need as a landlord?
For every new tenancy you must be able to hand over a valid energy label; that is the legal obligation. A points count is not mandatory, but it is the way to substantiate the maximum rent under the Affordable Rent Act. If you charge more than the points allow, the tenant can enforce a reduction through the Rent Tribunal.
Can an energy label be adjusted afterwards if I make improvements?
No, a registered label does not change by itself. If you add insulation or install solar panels, a new survey is needed to recalculate the situation. So preferably carry out major measures before having the label drawn up, and you benefit from the better score straight away.
What determines the cost of a property survey?
The property type and the usable floor area. A large detached house requires more measuring and calculation time than a small apartment. The desired speed also plays a part, because express service requires extra planning. The price per property type is stated on the site in advance, so you know where you stand before the advisor visits.
