Schipluiden: post-war village with recent additions

Schipluiden lies in the municipality of Midden-Delfland, in the open meadow area between Delft and the Westland. The Dutch address and buildings register shows a clear centre of gravity: over a third of the homes date from 1946 to 1974 and a quarter from 1975 to 1991. Notably, fifteen per cent was built after 2015. The median construction year is 1985.

For the energy label most homes turn on the cavity and the glazing, while the recent new build usually lands effortlessly in the highest classes. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. No visit, no label: the provisional energy label estimated from the construction year disappeared on 1 January 2021, and EP-online has since accepted only labels from an on-site survey.

What the advisor looks at

Within 60 to 90 minutes our BRL 9500 certified advisor maps the property:

• The full thermal envelope, including what borders a crawl space or unheated room
• Insulation values of roof, walls and floor, plus the U-value of windows and doors
• The installation for heating and hot tap water
• Ventilation and, if fitted, the solar panels

Do not go by the glass invoice alone: the U-value on it describes only the pane. The label counts the complete window, frame and all, and that always comes out slightly less favourably. Supply the frame material and the glass specification and the real value goes into the calculation.

Which documents should you have ready for the survey?

Gather what fits your home:

• Post-war home: the invoice for the cavity fill and the glass specification.
• Farmhouse: the renovation file and a floor plan for delineating the envelope.
• New build: the completion documentation.
• Always: boiler or heat pump and solar panels (number, peak capacity).

What cannot be proven or observed is calculated with the defaults for the construction year.

Sometimes no new label is needed at all

A previously registered label remains usable for ten years, counted from the survey date; on EP-online you can quickly see whether that applies to your address. Beyond that, only a few special cases fall outside the obligation, such as temporary buildings. Listed buildings are no longer among them since 29 May 2026: they now simply need a valid label when sold or rented out.
