The Delft housing market and the energy label
Delft combines a monumental historic city centre with post-war extension districts and modern new-build around the Spoorzone and in Harnaschpolder. From canal house to gas-free new-build: the energy label varies widely.
When selling or renting, an official energy label registered in EP-online is required. Our BRL 9500-certified advisor knows the Delft building years and constructions well.
Energy label by neighbourhood in Delft
The building period largely determines the expected label. The table gives an indication; the final result depends on the specific property and any insulation already in place.
| Neighbourhood | Typical property type | Expected label |
|---|---|---|
| City centre (canals) | Monumental properties, often single glazing | E–G |
| Hof van Delft, Vrijenban | Pre-war & 1930s homes | C–E |
| Voorhof, Buitenhof | Post-war flats 1960s–70s | C–E |
| Tanthof | Homes from the 1970s–80s | C–D |
| Spoorzone, Harnaschpolder | Recent energy-efficient new-build | A–B |
Listed monument or protected cityscape?
The Delft city centre is a protected cityscape with hundreds of monuments around the Markt, the Oude and Nieuwe Kerk and along the canals. Since 29 May 2026 an energy label is also required for monuments when selling or renting. For a historic property with single glazing the label is usually somewhat lower — that is normal and improvements are not mandatory. Read more in our article on the energy label for monuments.
