The Delft housing market and the energy label

Delft combines a monumental historic city centre with post-war extension districts and modern new-build around the Spoorzone and in Harnaschpolder. From canal house to gas-free new-build: the energy label varies widely.

Which obligations apply when selling or renting out?

If you put your home in Delft up for sale, the energy label must already appear in the listing, and it has to be registered in EP-online by the time of the transfer at the notary. If you rent out, the label also counts towards the WWS points count that sets your maximum rent under the Affordable Rent Act.

The label feeds into the sale itself. Buyers factor the insulation costs still ahead of them into their offer, so a home with label C or better usually sells more readily than a comparable house with F or G.

Listed monument or protected cityscape?

The Delft city centre is a protected cityscape with hundreds of monuments around the Markt, the Oude and Nieuwe Kerk and along the canals. Since 29 May 2026 an energy label is also required for monuments when selling or renting. The recent new-build around the Spoorzone and in Harnaschpolder is energy-efficient and usually scores an A or B label. Even then an officially registered label is required.
What is the difference between an energy label and sustainability advice?
An energy label is the mandatory snapshot of energy performance, with a class from A to G based on fixed property characteristics. Sustainability advice looks ahead and translates that into concrete steps.
