Vleuten: historic village and Vinex growth hub
Vleuten combines an old village core with one of Utrecht's largest new-build areas. From the pre-war buildings around the Torenpleinkerk and the Vleutensche Wetering to the Vinex neighbourhood of Vleuterweide and rural Haarzuilens with Castle de Haar: the energy label varies enormously per area. For both selling and renting an official, EP-online registered energy label is required.
Vleuten is about 15 minutes from our base in Woerden. We know the building periods and constructions in Leidsche Rijn well and are on site quickly, without passing on high travel costs.
How to request an energy label in Vleuten
You arrange an official energy label with us in three steps:
- Quote and appointment — calculate your price with the calculator or call us. We schedule the home inspection at a time that suits you.
- Home inspection — our BRL 9500 certified advisor visits (on average 60–90 minutes) and measures insulation, glazing, heating, ventilation and any solar panels using the NTA 8800 method.
- Registration in EP-online — your official energy label is registered in EP-online. You usually receive it within a few working days; if you are in a hurry, express delivery within 24 hours is possible.
Energy label by neighbourhood in Vleuten
The building period largely determines which energy label you can expect. The overview below gives an indication; the final result depends on the specific property and any insulation already in place.
| Neighbourhood | Typical property type | Expected label |
|---|---|---|
| Old village (Dorpsstraat, Torenpleinkerk) | Pre-war buildings & 1930s homes | D–F |
| Post-war neighbourhoods (De Tol etc.) | Homes from the 1960s–80s | C–D |
| Vleuterweide | Vinex new-build (after 2000) | A–B |
| Newest, gas-free new-build | Homes after 2015 | A++ etc. |
| Haarzuilens & rural area | Farmhouses & homes near Castle de Haar | D–F |
Rural living near Haarzuilens or a monument?
Around Haarzuilens and Castle de Haar there is older, rural development — farmhouses and homes often with single glazing and original constructions. For such properties the label tends to come out somewhat lower — that is an honest snapshot and you are not obliged to make improvements. Do you want to take steps anyway? During the inspection you receive free personal advice on which measure delivers the most for your home. Read more about that in our article improving your energy label: from D to A.
What our advisor measures during the inspection
The home inspection takes an average of 60 to 90 minutes. Our BRL 9500 certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
The calculation follows the NTA 8800 standard. Particularly for the new-build in Vleuterweide, a careful recording of insulation and solar panels counts substantially — that can easily make a difference of a full label class.

“Very pleasant company with good communication. It was arranged faster than expected. I would happily have my next energy label assessed by this company again.”
