Maarssen: villa village on the outside, district village within
Maarssen, in the municipality of Stichtse Vecht, presents itself on the Vecht with villas, country estates and an old village core; the oldest building dates from 1520. Put the figures from the Dutch address register next to it and a second reality appears: a fifth of the homes are pre-war, while half date from 1946 to 1991. The median construction year is 1986.
The typical label survey in Maarssen is therefore not about a country estate but about a terraced or corner house from the seventies, where cavity fill and glazing make the difference. And for the villas and monuments on the Vecht the same obligation has applied since 29 May 2026 as for every home.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Maarssen village and Maarssenbroek: two pages, one approach
The Maarssenbroek district, on the other side of the Amsterdam-Rijnkanaal, has its own housing stock mainly from the seventies and eighties. It has a separate page about the energy label in Maarssenbroek. This page covers the old village and the districts on the Vecht side, from the monumental core to Zandweg-Oostwaard.
For the villas and country estates: the monument exemption ended on 29 May 2026. A low class for an untouched building is normal there; what is possible without touching the appearance is set out in our tailored advice.
How to request an energy label in Maarssen
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
No visit, no label: the provisional energy label estimated from the construction year disappeared on 1 January 2021, and EP-online has since accepted only labels from an on-site survey.

Energy label per property type in Maarssen
The proportions below come from the Dutch address and buildings register for the core on the Vecht side. Indicative; per home the survey determines the definitive label.
| Property type | Share | Expected label |
|---|---|---|
| Villas, country estates and pre-war core | about 20% | D - G |
| Post-war homes 1946 - 1974 | about 25% | C - E |
| Districts 1975 - 1991 | about 27% | C - D |
| Districts 1992 - 2005 | about 18% | B - C |
| New build from 2006 | about 11% | A - B |
What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Do not go by the glass invoice alone: the U-value on it describes only the pane. The label counts the complete window, frame and all, and that always comes out slightly less favourably. Supply the frame material and the glass specification and the real value goes into the calculation.
Which documents should you have ready for the survey?
District homes and villas have different priorities:
- Villa or older building: the renovation file, with invoices for insulation, secondary glazing and installations.
- District home: the invoice for the cavity fill, the glass specification and any floor insulation.
- Always: make, type and year of the boiler or heat pump, and solar panels with number and peak capacity.
Not provable and not visible means calculating with the defaults for the construction year, and for a 1910 villa those are the lowest assumptions there are.
Sometimes no new label is needed at all
A previously registered label remains usable for ten years, counted from the survey date; on EP-online you can quickly see whether that applies to your address. Beyond that, only a few special cases fall outside the obligation, such as temporary buildings. Listed buildings are no longer among them since 29 May 2026: they now simply need a valid label when sold or rented out.

Rental home in Maarssen? The label steers the points
For rental homes up to and including 186 points the law has prescribed the maximum rent since 1 July 2024: social up to 143 points, mid-market from 144 to 186. The energy label is one of the heaviest items in that count, so a class higher or lower feeds straight into what you may charge. A full rental points count can be scheduled in the same visit if you wish.
Certified, registered and one familiar face
Only a company working under BRL 9500 may register labels; Hollands Duurzaam is moreover InstallQ-recognised and listed in the Centraal Register Techniek. No planning office or call centre is involved with us: the advisor who surveys also registers the label and remains your contact.
