Cattenbroek is younger than you would think

Cattenbroek lies on the eastern side of Woerden and consists almost entirely of new build. The Dutch address and buildings register shows just how pronounced that is: nearly seven in ten homes date from the period 1992 to 2005, and another three in ten were built after that. Fewer than two per cent date from before 1975. The median construction year is 1999.

That makes the label question different here than in a village centre. The discussion here is rarely about damp crawl spaces or uninsulated cavities, but about whether the home still achieves what it promised on completion, and which measure still adds anything to a property that already scores reasonably.

When selling or renting out, an official energy label registered in EP-online is legally required. Without it, the Human Environment and Transport Inspectorate can impose a fine of €515 for private individuals and €1,030 for legal entities. The label is valid for ten years from the survey date, and for a mortgage application a favourable class can mean a rate discount.

Glass and window are two different things in the calculation. What the invoice states is the U-value of the glazing; the label looks at the window including the frame. Without the frame type the advisor uses a safe default, which almost always works out worse.

What the label means if you rent out in Cattenbroek

Frequently asked questions about an energy label in Cattenbroek

My house is new build, do I even need an energy label?
Yes. The obligation on sale or rental applies regardless of construction year. It is true that new build usually ends up in a favourable class. Watch the date though: many homes in Cattenbroek date from the 1990s, so a label issued back then has since expired. An energy label is valid for ten years, counted from the survey date.
Why does the calculator say Woerden when I enter my postcode?
Because Cattenbroek is not a separate town in the Dutch address register. The addresses there fall under Woerden. So nothing is going wrong: your energy label in EP-online will say Woerden, exactly as in the register. The price and the survey are unaffected.
Does a home built in 1999 automatically get label A?
No. A home from that period is now over twenty-five years old and was built to the insulation requirements of the time. In practice such homes often come out at B or C, and sometimes higher if double glazing, floor insulation or solar panels were added later. The survey decides; the construction year only points a direction.
Do my solar panels count towards the label?
Yes, and often substantially. The advisor records the number of panels and the peak capacity, plus the orientation and pitch of the roof. Keep the invoice or the inverter details to hand so nothing has to be estimated. For a home that already scores reasonably, a full solar roof can make the difference between two classes.
How long does the survey take and what do I need to do?
Allow 60 to 90 minutes. There is little to prepare: make sure the advisor can reach every space, including the meter cupboard, the boiler and the attic, and have ready whatever invoices you have for insulation, glazing or solar panels. The advisor does the rest on site.
