Living in Kockengen and the energy label

Kockengen is a characteristic peat meadow village in the municipality of Stichtse Vecht, with older homes around the village centre and newer housing on the edges. That variety is exactly why the survey matters: insulation and installations differ considerably per property type and construction period. When you sell or rent out your home, an official energy label registered in EP-online is legally required.

Without that label the Human Environment and Transport Inspectorate can impose a fine. Since 1 January 2026 that is €515 for private individuals and €1,030 for legal entities. Which obligations apply when selling or renting out?

Listed buildings and protected village views in Kockengen

Renting out in Kockengen? The label counts towards your rental points

If you rent out a home, the energy label counts towards the WWS points count that sets the maximum rent under the Affordable Rent Act. Since 1 July 2024 the housing valuation system is binding for all rental homes up to and including 186 points: up to 143 points social housing, 144 to 186 points mid-market rent. From 187 points the home falls in the free sector, where no legal maximum applies.
