Living in Maarssenbroek and the energy label
Maarssenbroek is a spacious, modern district of Maarssen in the municipality of Stichtse Vecht. Many homes date from the 1970s and 1980s, and those are exactly the ones now due for improvement. That makes the energy label particularly relevant here: many homes have been partly retrofitted over the years, and whether that counts depends on the evidence you can show.
When selling or renting out, an official energy label registered in EP-online is legally required. Without it, the Human Environment and Transport Inspectorate can impose a fine of €515 for private individuals and €1,030 for legal entities. A label is valid for ten years from the survey date; if you sell or rent out again within that period, you simply use the existing label. A favourable class can also mean a rate discount on a mortgage application.

Which obligations apply when selling or renting out?
The energy label must already appear in the sales listing, and it has to be registered in EP-online by the time of the transfer at the notary. If you rent out a home in Maarssenbroek, the label also counts towards the WWS points count that sets the maximum rent under the Affordable Rent Act.

What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
Make sure the advisor can reach every space, including the attic, the meter cupboard and the heating installation.
A glass invoice states the U-value of the glass alone. The label uses the value of the whole window including the frame, which is always somewhat higher because a frame insulates less well. If you supply the glass specification and frame type, the advisor calculates with the actual value instead of a safe default.
Which documents should you have ready for the survey?
There is little you need to prepare, but with evidence of earlier improvements the label often turns out better. Have ready whatever you have:
- A copy of the construction drawing or floor plan, if you have one.
- Invoices for roof, wall or floor insulation and for HR++ glazing or new frames.
- Details of the boiler or heat pump, such as year of manufacture and type.
- Information about solar panels, including the number and the capacity.
In a district where many homes date from the same period, that evidence is exactly what separates one label class from the next. Without it, the default values for the construction year apply.
When do you not need a new label?
Not every home needs a new survey straight away. If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the date on EP-online.
There are a few exceptions to the label obligation, for instance buildings used only temporarily. Note: listed buildings have not been covered by those exceptions since 29 May 2026. National, municipal and provincial monuments therefore do need a valid energy label when sold or rented out. Renting out in Maarssenbroek? The label counts towards your rental points
Since 1 July 2024 the housing valuation system is binding for all rental homes up to and including 186 points: up to 143 points social housing, 144 to 186 points mid-market rent. From 187 points the home falls in the free sector, where no legal maximum applies. The energy label weighs heavily in that count.
