De Meern: from historic ribbon to Leidsche Rijn
De Meern has grown from a village on the Leidsche Rijn into one of Utrecht's major expansion areas. From the pre-war ribbon development around the Meerndijk and the Roman Castellum Hoge Woerd to the Vinex neighbourhoods of Veldhuizen, De Balije and Vleuterweide: the energy label varies enormously per area. For both selling and renting an official, EP-online registered energy label is required.

How to request an energy label in De Meern
You arrange an official energy label with us in three steps:

Old ribbon development or a Roman Castellum nearby?
Around the Meerndijk, the Zandweg and the Castellum Hoge Woerd there is older ribbon development, often with single glazing and original constructions. For such properties the label tends to come out somewhat lower — that is an honest snapshot and you are not obliged to make improvements. Do you want to take steps anyway? What our advisor measures during the inspection
The home inspection takes an average of 60 to 90 minutes. Our BRL 9500 certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
The calculation follows the NTA 8800 standard. Particularly for the Vinex new-build in Leidsche Rijn, a careful recording of insulation and solar panels counts substantially — that can easily make a difference of a full label class.
