Energy label in Harmelen — close to our home base
Harmelen belongs to the municipality of Woerden and is less than 10 minutes from our office. The village has a characteristic core with ribbon development around the Dorpsstraat and the church, surrounded by agricultural peat-meadow land with farmhouses. Around it you find post-war extensions and recent new-build. For both selling and renting an official, EP-online registered energy label is required — and we take care of that, quickly and without passing on travel costs.
Energy label by property type in Harmelen
The property type and building period largely determine which energy label you can expect. The overview below gives an indication; the final result depends on the specific property and any insulation already in place.
| Type / location | Characteristic | Expected label |
|---|---|---|
| Village core (around Dorpsstraat & church) | Older & monumental ribbon development | D–F |
| Farmhouses in the rural area (Breudijk, Reijerscop) | Detached, often older, on peat soil | E–G |
| Post-war extensions | Terraced & corner houses 1960s–80s | C–D |
| Recent new-build (e.g. Hof van Harmelen) | New-build after 2000 | A–B |
Listed monument or older property?
Do you have an older property or monument in the Harmelen village core? Since 29 May 2026 an energy label is also required for monuments when selling or renting. With single glazing and original details the label is usually somewhat lower — that is normal and you are not obliged to make improvements. Read more in our article on the energy label for monuments.
What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
Especially the older farmhouses on peat soil call for an experienced eye. The calculation follows the NTA 8800 standard.
