Langeraar is older than its neighbouring villages
Langeraar lies as a ribbon village on the Langeraarse Plassen, in the municipality of Nieuwkoop. Its housing stock differs clearly from that of neighbouring Ter Aar: nearly a third of the homes are pre-war, nine per cent even from before 1900, and another 31 per cent dates from 1946 to 1974. The median construction year is 1963, against 1998 in Ter Aar.
That makes the label survey substantively heavier here: for the old ribbon the renovation file determines the outcome, while the new build on the village edge usually lands effortlessly in the high classes.
When selling or renting out, a registered energy label is required, on pain of €515 (private) or €1,030 (legal entity). The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Note: your address is registered as Ter Aar
Langeraar is a village, but not an official town in the register. In the Dutch address and buildings register the Langeraar addresses fall under Ter Aar. So if you enter your postcode in the price calculator below, Ter Aar appears, and that same name will be on your energy label. That is no error; it is the official registration.

How to request an energy label in Langeraar

How the property survey works
Allow 60 to 90 minutes. The BRL 9500 certified advisor records:
- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
The label looks at windows, not at loose panes: the U-value of glass and that of the complete window with frame always differ slightly. With both details ready, the most favourable correct value goes into the sum.
Which documents should you have ready for the survey?
In a village where three in ten homes are pre-war, paperwork weighs heavily:
- The renovation file: invoices for retrofitted insulation, glazing replacement or a roof renovation.
- The glass specification of double or HR++ glazing, with the frame type.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
- Young home: the completion documentation.
Without evidence the defaults for the construction year apply, and for a building from before 1900 those are the lowest assumptions there are.
One look at EP-online can save a survey
Many addresses already have a registered label. If it is less than ten years old, survey date as the starting point, you can simply use it. The list of exceptions to the obligation is short, and listed buildings have not been on it since 29 May 2026.
