Ter Aar is the youngest village in our area
Of all villages for which we examined the Dutch address and buildings register, Ter Aar is by far the youngest: a quarter of the homes were built after 2015, and the core contains not a single building from before 1900. The median construction year is 1998. Alongside that sits a solid post-war group of a fifth from 1946 to 1974.
For the energy label that is a pleasant starting point: many homes already sit in the highest classes. The question here is more often whether the existing label is still valid than what needs improving; a label expires ten years after the survey date, and for the new build of around 2015 that moment is approaching.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. A favourable class can earn a rate discount on a mortgage application.
Ter Aar and Langeraar: one address name, two villages
In the Dutch address and buildings register Langeraar is not a separate town; those addresses fall under Ter Aar. So if you enter a Langeraar postcode in the calculator, Ter Aar appears, and that name will also be on your energy label. That is no error but the official registration.
In substance they are two different villages: Langeraar, with a median construction year of 1963, is considerably older and has a pre-war ribbon on the lakes. For that village we have a separate page about the energy label in Langeraar.
How to request an energy label in Ter Aar
You arrange an official energy label with us in three steps:

Still holding an estimate from before 2021? That provisional label no longer counts. Only a survey at the home leads to a registrable label.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
One detail that often leaves points on the table: the U-value on the invoice belongs to the pane, while the calculation judges the full window with frame. Supply the glass specification and frame type and the advisor need assume nothing.
Which documents should you have ready for the survey?
With a young housing stock the list is short:
- The home's completion documentation, if you still have it.
- Solar panels: number and peak capacity, or the inverter details.
- Make, type and year of the heat pump or boiler; for all-electric new build also the emission system type.
- Older home: the invoice for the cavity fill and the glass specification.
What cannot be proven falls back on the defaults for the construction year. For new build that makes little difference, for a 1960s home easily a full class.
When does the existing label suffice?
As long as the survey date is less than ten years back, nothing new is needed; check it on EP-online. Beyond that only special cases such as temporary buildings fall outside the obligation. Listed buildings were removed from that list on 29 May 2026 and now count fully.
Energy label prices in Ter Aar
Each property type has a fixed starting rate, with VAT, the survey and the EP-online registration included; only the usable floor area can still change it. More detail is in the 2026 price overview.

There are no surcharges or travel costs, and the invoice follows only once the label is in. Detached houses over 150 m² and special properties: fixed tailored price, known in advance.
Rent and label belong together in Ter Aar
Since 1 July 2024 the points total bindingly sets the maximum rent up to and including 186 points, and the energy label is a heavy item in it. Landlords therefore often have the rental points count done together with the label survey; that saves a second visit.

Registering in EP-online is reserved for companies with BRL 9500 certification; recognition by InstallQ and the Centraal Register Techniek confirm that supervision is in place. With us one fixed advisor carries out the survey and handles the registration.
