Zevenhoven is a village of reconstruction and the eighties

Zevenhoven, in the municipality of Nieuwkoop and cycling distance from the Nieuwkoopse Plassen, has a housing stock that arose almost entirely after the war: a third from 1946 to 1974 and more than a third from 1975 to 1991, together seven in ten homes. Pre-war buildings are scarce, fewer than six per cent. The median construction year is 1981. Striking is the growth spurt of 2006 to 2014, good for 15 per cent of the stock.

The energy label here thus almost always revolves around the same questions: is the cavity filled, has the first double glazing been replaced, and are there panels. Clear-cut, and with plenty of room for label gains.

A label from the past ten years, counted from the survey date, is still perfectly usable; EP-online shows it per address. Exceptions to the obligation are scarce these days: temporary buildings fall outside it, but listed buildings no longer do since 29 May 2026.

Frequently asked questions about an energy label in Zevenhoven

My home is from 1983. What determines my label?
More than a third of Zevenhoven dates from that period, so this is the standard profile: insulated cavity, first-generation double glazing. That means C or D. Replacing the glazing with HR++ is usually the biggest step; floor insulation and solar panels do the rest towards B.
And a post-war home from the sixties?
Then almost everything depends on the cavity: filled and provable means C is achievable, unfilled stays at D or E. The advisor looks for drill holes in the joints during the survey and measures the cavity where possible; an installer's invoice settles it.
A sizeable group of homes was added between 2006 and 2014. Do they already have a label?
Yes, at completion, and that label is valid for ten years from the survey date. For the earliest of that group the term has now passed; check the date on EP-online before selling or renting out.
We live in the countryside on peat. Anything to bear in mind?
Mainly the crawl space: on peat it is often damp or hard to access. Mention it in advance and the advisor assesses the floor on what can be observed or on invoices. For the visit itself we charge no travel costs in the countryside either.
How quickly is the label arranged?
After the survey the label is usually in EP-online within a few working days. Express registration within 24 hours is possible for a surcharge of €50 to €100. The appointment itself is quickly arranged; Zevenhoven is twelve kilometres from our office in Woerden.
