Woubrugge: pre-war ribbon beside 1980s extension
Woubrugge lies in the municipality of Kaag en Braassem, on the Woudwetering. The Dutch address and buildings register produces a spread picture: more than a quarter of the homes are pre-war, almost a quarter post-war and more than a quarter from 1975 to 1991. The median construction year is 1974, the oldest building dates from 1745.
That spread means there is no village-wide label story: side by side stand buildings where the renovation file decides everything and homes where the glazing is the weak spot. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Living by the water in Kaag en Braassem
Woubrugge lies on the Woudwetering, and homes whose wall or floor borders open water directly get their own heat loss in the calculation. The advisor measures those surfaces separately; that costs no meaningful extra time and carries no surcharge. A damp crawl space is also part of the normal picture in this peat area.

How the property survey works
Allow 60 to 90 minutes. The BRL 9500 certified advisor records:
- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
The U-value your glazier quotes is that of the pane alone. The label counts the window as a whole, and because a frame insulates worse than the glass that value is higher. Supply both details and nothing has to be estimated.
Which documents should you have ready for the survey?
What pays off most differs per home:
- Ribbon home: the renovation file with invoices for retrofitting and glazing replacement.
- 1980s home: the glass specification and paperwork for floor insulation.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
Unproven improvements fall back on the defaults for the construction year.
Exceptions to the label obligation
Not every building needs a label. Buildings used only temporarily are outside the rules, and an existing label less than ten years old can simply be reused; the clock runs from the survey date, which you can find on EP-online. Listed buildings were on that list for a long time, but no longer since 29 May 2026.
