Driebruggen grew a little in every period
Driebruggen, in the municipality of Bodegraven-Reeuwijk, has a housing stock that few villages spread so evenly: about a quarter from 1946 to 1974, a quarter from 1975 to 1991, plus sizeable groups from the pre-war years, the 1990s and the period 2006 to 2014. The median construction year is 1986.
For the energy label that spread means there is no standard story. Side by side stand homes where the cavity makes the difference, homes where first-generation double glazing is the weak spot, and new build that mainly needs to show its paperwork. The survey determines what matters for each home.
When selling or renting out, a registered energy label is legally required; without one the fine can reach €515 for private individuals and €1,030 for legal entities. A label remains valid for ten years from the survey date, and a favourable class can bring an advantage on a mortgage application.

How to request an energy label in Driebruggen

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.
Which documents should you have ready for the survey?
Because the housing stock here is so mixed, the most useful evidence differs per home. As a rule of thumb:
- Older house: the invoice for cavity or floor insulation and for glazing fitted later.
- 1970s/80s house: the glass specification if the glazing was ever replaced with HR++.
- Newer home: the completion documentation or EPC calculation, if you still have it.
- Always: details of the boiler or heat pump and of any solar panels.
What you cannot prove does not count: the default values for the construction year then apply.
Might you still have a valid label?
Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Driebruggen
Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.
Why certification matters here
An energy label may only be issued by a company certified under BRL 9500. That guideline prescribes how the advisor reaches a verdict, so that two advisors assessing the same home arrive at the same result. A label from an unrecognised party can be rejected, delaying the sale.
