Bodegraven is the oldest of our neighbouring municipalities
Bodegraven, main town of the municipality of Bodegraven-Reeuwijk, has the oldest housing stock of the villages around Woerden: the median construction year in the core is 1962. More than a quarter of the homes are pre-war, concentrated in the centre, along the Oude Rijn and in Bodegraven-Noord, and another third dates from 1946 to 1974, the years of the Oranjewijk and Zonneveld.
That means many homes where the label really matters: the difference between an untouched 1930s home and the same home with cavity fill, floor insulation and HR++ glazing is easily two classes. At the other end of the spectrum stand Broekvelden, Vrijenes and the partly gas-free Weideveld, where A or higher is the norm.
When selling or renting out, a registered energy label is required; without one the fine can reach €515 for private individuals and €1,030 for legal entities. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Characterful building on the Oude Rijn?
Along the Oude Rijn and in the centre of Bodegraven stand many characterful and sometimes monumental buildings. Since 29 May 2026 an energy label is also required for listed buildings on sale or rental. An older building with single glazing and original frames usually gets a lower label; that is normal and improving is not obligatory.
How to request an energy label in Bodegraven
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
Since 1 January 2021 only a label from a physical survey counts; the provisional energy label lapsed then.
Energy label per property type in Bodegraven
The overview per neighbourhood below is indicative; the Dutch address register confirms the picture, with more than a quarter pre-war homes in the core. The survey determines the definitive class.
| Wijk / buurt | Typisch woningtype | Verwacht label |
|---|---|---|
| Centrum, Oude Rijn | Vooroorlogse panden, vaak enkel glas | D - F |
| Bodegraven-Noord | Jaren '30 & vooroorlogse woningen | C - E |
| Oranjewijk, Zonneveld | Naoorlogse bouw (jaren '50 - '70) | C - D |
| Broekvelden, Vrijenes | Woningen jaren '90 - '00 | B - C |
| Weideveld | Recente (deels gasloze) nieuwbouw | A e.v. |
What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
Glass and window are two different things in the calculation. What the invoice states is the U-value of the glazing; the label looks at the window including the frame. Without the frame type the advisor uses a safe default, which almost always works out worse.
Which documents should you have ready for the survey?
The older the home, the more the evidence weighs. For the Bodegraven stock that means:
- Pre-war building: invoices for retrofitted insulation and glazing replacement, plus the renovation file if it exists.
- Post-war home (Oranjewijk, Zonneveld): the invoice for the cavity fill and the glass specification.
- Newer home (Broekvelden, Weideveld): the completion documentation.
- Always: details of the boiler or heat pump and solar panels.
Unproven and invisible means calculating with the defaults for the construction year, and for a 1930s home those are the lowest assumptions.
Check first, then book
Before arranging a survey, check on EP-online whether a label already exists for your address. If the survey date is less than ten years ago, you are done. There are also a few exceptions, such as buildings in temporary use. Listed buildings have not been among them since 29 May 2026 and so do need a label when sold or rented out.
Energy label prices in Bodegraven
The price depends on the type of home; the floor area does the rest. Every amount below includes VAT, the property survey and the EP-online registration. See also the 2026 price overview per property type.

|---|---|
| Studio / room apartment | € 220 |
| Apartment | € 275 |
| Maisonette / terraced house | € 330 |
| Corner or semi-detached house | € 340 |
| Detached house | € 375 |
What you see above is what it costs: we know no travel costs or surcharges, and you pay after receiving your label. Buildings on the Oude Rijn, listed buildings and homes over 150 m²: fixed tailored price, known in advance.
What the label means if you rent out in Bodegraven
If you rent out below 187 points, your maximum rent is fixed by law. The energy label is one of the larger items in that: the difference between two classes can easily mean the difference between social and mid-market rent.
Certification and who comes round
Official energy labels may only be issued by companies working under BRL 9500. Recognition by InstallQ and listing in the Centraal Register Techniek are the proof that supervision actually takes place.
The advisor who visits you is the same one who registers the label. There is no call centre in between, and if you have questions afterwards you reach that person again.
