Weteringbrug: a village without buildings from before 1900
Weteringbrug lies in the municipality of Haarlemmermeer, on the edge of the reclaimed polder. That shows in the Dutch address and buildings register: there is not a single building from before 1900, while more than a fifth of the homes date from 1900 to 1945, the first decades after reclamation. The centre of gravity lies with 1975 to 1991 and the post-war years. The median construction year is 1975.

The Haarlemmermeer polder was only drained in the mid-nineteenth century, which explains why there is no older building stock here. The earliest homes date from the decades after that and often have a narrow cavity or solid walls. For that group the evidence of later insulation determines the class; for the post-war and 1980s homes it is the familiar two questions about cavity fill and glazing.

- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
The U-value your glazier quotes is that of the pane alone. The label counts the window as a whole, and because a frame insulates worse than the glass that value is higher. Supply both details and nothing has to be estimated.
Which documents should you have ready for the survey?
Gather what fits the age of your home:
- Pre-war home: invoices for retrofitted insulation and glazing replacement, with product type.
- Post-war or 1980s home: the invoice for the cavity fill and the glass specification.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
Without evidence the defaults for the construction year apply, and for a 1920s home those are low assumptions.
Exceptions to the label obligation
Not every building needs a label. Buildings used only temporarily are outside the rules, and an existing label less than ten years old can simply be reused; the clock runs from the survey date, which you can find on EP-online. Listed buildings were on that list for a long time, but no longer since 29 May 2026.
