Rijpwetering: modern village with an old ribbon
Rijpwetering lies in the municipality of Kaag en Braassem, in the peat meadow area near the Kagerplassen. The Dutch address and buildings register shows that more than half the homes date from 1975 to 2005, alongside almost a fifth pre-war. Strikingly small is the post-war group: under a tenth. The median construction year is 1986.

The survey step by step
Allow 60 to 90 minutes in which the BRL 9500 certified advisor records:
- Which surfaces lose heat: to the outside, to the crawl space, to water
- How roof, walls, floor and glazing insulate
- Which boiler or heat pump is fitted and how tap water is produced
- How the home ventilates and whether there are PV panels
What the glazing quote shows is the U-value of the glass, not of the window. In the label calculation the frame weighs in and the value shifts slightly. If you know the frame material and glass type, pass them on: the advisor then calculates exactly.
Which documents should you have ready for the survey?
Gather what fits your home:
- 1980s or 90s home: the glass specification and paperwork for floor insulation.
- Ribbon building: the renovation file with invoices for retrofitting.
- New build: the completion documentation.
- Always: make, type and year of the boiler or heat pump and solar panels.
What cannot be proven or observed is calculated with the defaults for the construction year.
First check whether a valid label already exists
A label from the past ten years, counted from the survey date, is still perfectly usable; EP-online shows it per address. Exceptions to the obligation are scarce these days: temporary buildings fall outside it, but listed buildings no longer do since 29 May 2026.
