Oude Wetering is a village of the 1970s and 1980s
Oude Wetering, municipality of Kaag en Braassem, has a strikingly uniform housing stock: nearly half the homes date from 1975 to 1991 and another third from 1946 to 1974. Together that is more than four in five homes. Pre-war buildings make up under five per cent. The median construction year is 1980.

The property survey in practice

Which documents should you have ready for the survey?
With such a uniform stock the list is short and focused:
- The glass specification if the original double glazing was replaced with HR++; the most-missed evidence here.
- The invoice for the cavity fill or other retrofitted insulation.
- Paperwork for floor insulation.
- Make, type and year of the boiler or heat pump, plus solar panels.
Without evidence the default for the construction year applies, and with glazing especially that often costs a class here.
One look at EP-online can save a survey
Many addresses already have a registered label. If it is less than ten years old, survey date as the starting point, you can simply use it. The list of exceptions to the obligation is short, and listed buildings have not been on it since 29 May 2026.
