Waverveen: one of the smallest villages in our area

Waverveen is a rural village in the municipality of De Ronde Venen, in the middle of the peat meadow area. It is small: according to the Dutch address and buildings register the village core holds some forty residential-size homes. Buildings from before 1900 do not occur there; the centre of gravity lies with the post-war homes and the pre-war ribbon development, with a median construction year of 1976.

For the energy label that is a clear picture. Most surveys revolve around the familiar questions for post-war homes: is the cavity filled and has the glazing ever been replaced? For the farmhouses on the ribbon the survey calls for more precision work.

When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.

Small village, full survey

Waverveen being small changes nothing about how we work: the same BRL 9500 certified advisor, the same fixed rates and no call-out costs. The label looks at windows, not at loose panes: the U-value of glass and that of the complete window with frame always differ slightly. With both details ready, the most favourable correct value goes into the sum.

One look at EP-online can save a survey

Many addresses already have a registered label. If it is less than ten years old, survey date as the starting point, you can simply use it. The list of exceptions to the obligation is short, and listed buildings have not been on it since 29 May 2026.

Frequently asked questions about an energy label in Waverveen

Waverveen is really small. Do you come here for a single survey?
Yes, and without a surcharge. The village is some sixteen kilometres from our office in Woerden and we charge no call-out or travel costs. Whether it concerns one home or a whole ribbon: the same fixed rates and the same advisor.
What can I expect from a 1960s home here?
Post-war homes form the largest group in Waverveen. They usually have a cavity, but whether it is filled differs per home. Filled and provable means C is achievable; unfilled it usually stays at D or E. The advisor establishes during the survey what is actually there.
Our home is an old farmhouse on the ribbon. How does the survey go then?
The advisor first determines which spaces fall within the thermal envelope: heated, habitable space counts, a detached barn or stable does not. Then the usual measurements follow. For a converted farmhouse we agree a fixed price in advance, because the survey takes longer there.
We are on peat. What does that mean for the crawl space?
In the peat meadow area a damp or poorly accessible crawl space is more the rule than the exception. The advisor then assesses the floor insulation on what is visible from the hatch, or on invoices for insulation fitted earlier. Mention it at the appointment so the right equipment comes along.

Usually within a few working days of the survey, in EP-online. If you are in a hurry, for instance because the notary transfer is approaching, registration within 24 hours is possible for an express surcharge of €50 to €100.
