Waverveen: one of the smallest villages in our area
Waverveen is a rural village in the municipality of De Ronde Venen, in the middle of the peat meadow area. It is small: according to the Dutch address and buildings register the village core holds some forty residential-size homes. Buildings from before 1900 do not occur there; the centre of gravity lies with the post-war homes and the pre-war ribbon development, with a median construction year of 1976.
For the energy label that is a clear picture. Most surveys revolve around the familiar questions for post-war homes: is the cavity filled and has the glazing ever been replaced? For the farmhouses on the ribbon the survey calls for more precision work.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Small village, full survey
Waverveen being small changes nothing about how we work: the same BRL 9500 certified advisor, the same fixed rates and no call-out costs. The peat is everywhere here, and you notice that mainly at the floor above the crawl space. Mention a wet or sealed crawl space when making the appointment and the advisor comes prepared.

How to request an energy label in Waverveen
You arrange an official energy label with us in three steps:

Since 1 January 2021 the physical survey is the only route: the old provisional energy label based on construction-year data was abolished then.

How the property survey works
Allow 60 to 90 minutes. The BRL 9500 certified advisor records:
- Which surfaces border the outside, the crawl space or an unheated room
- How well roof, walls, floor and glazing insulate
- Which boiler or heat pump is installed, and how hot water is produced
- How the home is ventilated, and whether there are solar panels
The label looks at windows, not at loose panes: the U-value of glass and that of the complete window with frame always differ slightly. With both details ready, the most favourable correct value goes into the sum.
Which documents should you have ready for the survey?
Useful to have to hand, whatever type of home you own:
- The invoice for the cavity fill or other retrofitted insulation, with product type.
- The glass specification for double or HR++ glazing fitted later.
- For a farmhouse: the renovation file and a floor plan.
- Make, type and year of the boiler or heat pump, plus solar panel details.
If evidence is missing, the advisor calculates with the defaults for the construction year; those almost always work out worse than reality.
One look at EP-online can save a survey
Many addresses already have a registered label. If it is less than ten years old, survey date as the starting point, you can simply use it. The list of exceptions to the obligation is short, and listed buildings have not been on it since 29 May 2026.

What landlords in Waverveen should know
