De Hoef: small ribbon village with a post-war core

De Hoef is a ribbon village on the Kromme Mijdrecht, in the municipality of De Ronde Venen. It is small: the Dutch address and buildings register counts some ninety residential-size homes there. The distribution is pronounced: more than forty per cent dates from 1946 to 1974, alongside a fifth from 1975 to 1991. Pre-war buildings are few, fewer than ten per cent. The median construction year is 1979.

The energy label here therefore usually revolves around the post-war homes: is the cavity filled, has the glazing ever been replaced. Only for the handful of old farmhouses on the ribbon does the survey call for genuine precision work.

When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.

What happens during the survey

If evidence is missing, the default for the construction year applies; for a 1960s home that regularly costs a full class.

When does the existing label suffice?

As long as the survey date is less than ten years back, nothing new is needed; check it on EP-online. Beyond that only special cases such as temporary buildings fall outside the obligation. Listed buildings were removed from that list on 29 May 2026 and now count fully.

Rent and label belong together in De Hoef

Frequently asked questions about an energy label in De Hoef

De Hoef is small. Do you really come all this way for one home?
Certainly. We charge no call-out or travel costs, however small the village; De Hoef is some fourteen kilometres from our office in Woerden. We often combine the appointment with a survey in Mijdrecht or Vinkeveen, but you notice nothing of that in the price or the scheduling.
More than four in ten homes here date from 1946 to 1974. What does that mean?
That is the largest group in De Hoef. These homes usually have a cavity, but whether it is filled differs per home. Unfilled you end up at D or E; with provable retrofitting and double or HR++ glazing, C is achievable. The survey establishes what is actually there.
My home stands on the water of the Kromme Mijdrecht. Does that count?
