Wilnis is a post-war village, and for the label that is good news

Wilnis, in the municipality of De Ronde Venen, looks like an old peat village, but the figures from the Dutch address and buildings register tell a different story: nearly half of the more than twelve hundred homes in the centre date from 1946 to 1974, and another almost thirty per cent from 1975 to 1991. Together that is four in five homes; fewer than seven per cent are pre-war. The median construction year is 1972.

Why is that good news? Post-war homes almost always have a cavity, and a cavity is the cheapest insulation step there is. The difference between a D and a B here rarely lies in the shell and almost always in what was or was not retrofitted: cavity fill, glazing, floor, panels.

When selling or renting out, a registered energy label is required, on pain of €515 (private) or €1,030 (legal entity). The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.

The cavity question decides the label in Wilnis

With four in five homes from 1946 to 1991, almost every survey here revolves around the same question: is the cavity filled, and if so, with what. A filled cavity plus HR++ glazing usually brings a 1960s terraced house to C; add floor insulation or a set of solar panels and B is achievable. Without the fill, the same home is stuck at D or E.

What happens during the survey

Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.

Which documents should you have ready for the survey?

In a village where nearly everything is post-war, the retrofit evidence is half the label. Collect what there is:

Invoice gone? The advisor looks for observable evidence, such as drill holes in the joints. But with paperwork the calculation uses facts instead of assumptions, and that almost always works out better.

Might you still have a valid label?

Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Wilnis

Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.

Why certification matters here

An energy label may only be issued by a company certified under BRL 9500. That guideline prescribes how the advisor reaches a verdict, so that two advisors assessing the same home arrive at the same result. A label from an unrecognised party can be rejected, delaying the sale.

Frequently asked questions about an energy label in Wilnis

My home is from the 1960s. What is the fastest route to a better label?
Nearly half of Wilnis dates from that time, so we get this question here often. The order is usually: first have the cavity filled if not yet done, then the glazing to HR++, then the floor. The survey shows where your home stands, and the free improvement advice shows which step delivers most.
How can I tell whether my cavity has been filled?
Look at the outside wall: rows of small, neatly finished drill holes in the joints betray an earlier fill. The advisor recognises this during the survey and measures the cavity where possible. An installer's invoice is the strongest evidence; with the product type the actual value counts instead of an assumption.
We live on peat. Does the soil matter for the label?
The soil type itself is not in the calculation, but its consequences are: on peat, damp crawl spaces are normal, and a damp crawl space makes floor insulation more important and harder to fit. Mention a wet or inaccessible crawl space in advance so the advisor can allow for it.
Is Wilnis not a long drive for you?

For a 1970s or 1980s home those two together regularly lift the class from D to B. Make sure the number of panels, the peak capacity and the glass specification are known at the survey, so the advisor calculates with the real values.
