Woerdense Verlaat: near Woerden, but not part of it

Woerdense Verlaat is a polder village on the edge of the Nieuwkoopse Plassen. The name misleads many people: the village does not belong to the municipality of Woerden but to the municipality of Nieuwkoop, in South Holland. The official town name in the Dutch address register is Woerdense Verlaat, and that name will appear on your energy label.

The housing stock is compact: some 240 homes, of which more than a third date from 1946 to 1974 and another fifth from 1975 to 1991. The median construction year is 1980. Pre-war ribbon buildings exist, but make up less than a tenth of the total.

Anyone selling or renting out here needs a registered energy label; without one you risk a fine of €515 as a private individual and €1,030 as a legal entity. Validity is ten years, counted from the survey date, and a favourable class can earn a rate discount on a mortgage application.

Living by the water and on the peat

The village lies between the lakes and the peat meadow area, and the survey reflects that. Homes by the water often have a wall or floor bordering surface water, and on peat a damp crawl space is more the rule than the exception. The advisor records both separately; preferably mention a wet or sealed crawl space in advance.

Without evidence the advisor calculates with the default values for the construction year, and for a 1960s home those are almost always worse than what is actually there.

When do you not need a new label?

If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the survey date on EP-online. Beyond that a few exceptions to the label obligation apply, for instance buildings used only temporarily. Listed buildings have not been covered by those exceptions since 29 May 2026: a national or municipal monument now does need a valid energy label when sold or rented out.

Is it Woerdens Verlaat or Woerdense Verlaat?
The official town in the Dutch address register is Woerdense Verlaat, and that is what will appear on your energy label in EP-online. In everyday speech the e often drops out. More confusing is the municipality: despite the name, the village does not belong to Woerden but to the municipality of Nieuwkoop, in South Holland.
My home borders the water, does that count in the calculation?
Yes. A floor or wall bordering water loses its heat differently from a floor above a crawl space, and the advisor records that separately. It usually makes no dramatic difference, but it is part of a correct survey.
Is an energy label also required for a holiday home?
For a holiday home that you sell or rent out the obligation applies in principle, with an exception for homes used less than four months a year that also have a low expected energy consumption. If you are unsure about your situation, give us a call and we will look at it together.
My house is from the 1960s, what should I bear in mind?
More than a third of the homes here date from that period. The cavity is usually there but by no means always filled, and the floor above the crawl space is often the weak point. Without retrofitting you typically end up at D or E; with provable insulation and double glazing that shifts towards C.
Do you charge a call-out fee for an address outside the centre?
No, never. Not even for an address further along a polder road. From our office in Woerden it is a good fifteen minutes' drive, and that is simply included in the price.
