Den Hoorn is almost entirely post-1992
Den Hoorn lies in the municipality of Midden-Delfland, right up against Delft. The Dutch address and buildings register produces a decidedly young picture: a third of the homes date from 1992 to 2005, and the periods 2006 to 2014 and from 2015 each add almost a quarter. Together that is more than eight in ten homes. The median construction year is 2005.
For the energy label that means most homes already sit in the highest classes, and the question is usually whether the completion label is still valid. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Note: this is Den Hoorn near Delft
There are two places in the Netherlands called Den Hoorn: this village in the municipality of Midden-Delfland next to Delft, and a village on Texel. This page covers the former. Our working area extends through Midden-Delfland, so a survey here is simply schedulable without call-out or travel costs.
We have separate pages for the surrounding places: Delft, Schipluiden, Maasland and Wateringen.
How to request an energy label in Den Hoorn
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
Note: the old provisional energy label has not existed since 1 January 2021. Without an on-site survey there is no EP-online registration.

Energy label per property type in Den Hoorn
The proportions come from the Dutch address and buildings register. Indicative; the survey decides per home.
| Property type | Share in de kern | Expected label |
|---|---|---|
| Homes 1992 - 2005 | about 34% | B - C |
| Homes 2006 - 2014 | about 23% | A - B |
| New build from 2015 | about 23% | A - A++ |
| Post-war homes 1946 - 1974 | about 11% | C - E |
| Pre-war buildings | about 5% | D - F |
What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.
Which documents should you have ready for the survey?
With a predominantly young housing stock the list is short:
- The home's completion documentation.
- Solar panels: number and peak capacity, or the inverter details.
- Make, type and year of the heat pump or boiler.
- The glass specification if the original glazing was ever replaced.
What cannot be proven falls back on the defaults for the construction year; for these building periods that makes little difference.
Might you still have a valid label?
Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Den Hoorn
Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.
Why certification matters here
An energy label may only be issued by a company certified under BRL 9500. That guideline prescribes how the advisor reaches a verdict, so that two advisors assessing the same home arrive at the same result. A label from an unrecognised party can be rejected, delaying the sale.
With us the same advisor who surveys your home also registers the label. One point of contact, no call centre.
