Hoogmade: old ribbon with a young shell
Hoogmade is a small village in the municipality of Kaag en Braassem. The Dutch address and buildings register counts some 140 residential-size homes there, with a centre of gravity in 1975 to 1991 (over 30 per cent) and the post-war years (over a quarter). In addition one in six homes is pre-war; the oldest building dates from 1570. The median construction year is 1981.
The energy label here therefore falls into two categories: the old ribbon where the renovation file counts, and the extension where glazing and floor determine the class. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Small village, the same fixed rates

How to request an energy label in Hoogmade
You arrange an official energy label with us in three steps:

Note: the old provisional energy label has not existed since 1 January 2021. Without an on-site survey there is no EP-online registration.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.
Which documents should you have ready for the survey?
Useful to have to hand:
- Ribbon home: the renovation file with invoices for insulation and glazing replacement.
- 1980s home: the glass specification and paperwork for floor insulation.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
Unproven improvements fall back on the defaults for the construction year.
Might you still have a valid label?
Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Hoogmade
Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.
Why certification matters here
An energy label may only be issued by a company certified under BRL 9500. That guideline prescribes how the advisor reaches a verdict, so that two advisors assessing the same home arrive at the same result. A label from an unrecognised party can be rejected, delaying the sale.
