Leiderdorp is the most uniform place in our area
No place whose entries in the Dutch address and buildings register we examined is as pronouncedly of one period as Leiderdorp: over seventy per cent of the homes date from 1975 to 1991. Alongside that, almost a fifth is post-war. Pre-war buildings are scarce, just over one per cent. The median construction year is 1977.

That glazing insulates about half as well as modern HR++, and replacing it regularly lifts such a home from C or D to B. Floor insulation and solar panels then do the rest. What gets measured
The BRL 9500 certified advisor spends 60 to 90 minutes and records:
- All boundaries of the heated space: outside air, crawl space, neighbours, water
- The insulation per building element and the glazing per window
- The heat generator and the hot water system
- Ventilation and solar panels
Glass suppliers advertise the U-value of the glazing, but the label judges window plus frame as one whole. That whole insulates slightly less than the glass alone. With the specifications to hand, the safe margin disappears from the calculation.
Which documents should you have ready for the survey?
With such a uniform stock, one document matters most:
- The glass specification if the original double glazing was replaced with HR++ or triple; in Leiderdorp this is the key item.
- Paperwork for floor insulation.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
- Apartment: the owners' association details on the roof and collective installation.
Without the glazing details the advisor uses a safe default, and here that often costs exactly the class you were aiming for.
Not every situation calls for a new survey
If the home was surveyed within the past ten years, a usable label is probably still in EP-online; the term runs from the survey date. For older buildings take note: the monument exemption has not existed since 29 May 2026, so they too need a label when sold or rented out.
