Loenen aan de Vecht: two extremes in one village
Loenen aan de Vecht, municipality of Stichtse Vecht, is famous for its country estates and historic core on the Vecht. The Dutch address and buildings register shows how sharp the division is: almost a quarter of the homes are pre-war, while at the same time more than a quarter was built after 2015. The median construction year is 1970, the oldest building dates from 1700.
For the energy label that means two completely different surveys: monumental precision work on the Vecht, and young homes that land almost automatically in the highest classes. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Monuments on the Vecht have needed a label since May 2026
Until 29 May 2026 listed buildings were exempt from the energy label obligation. That exemption has ended, and in a village with so much protected heritage that affects many owners at once. The listed status changes nothing about the measurement: the advisor records what is there. A low class for an original building is therefore a fact, not an error. A common misunderstanding: the U-value on your glass invoice applies to the pane only. The label calculates with the whole window, frame included, and a frame always insulates a little less well. If the advisor knows the frame type, no cautious assumption is needed.
Which documents should you have ready for the survey?
Which Loenen you live in determines what counts:
- Monumental building: the renovation file with invoices for secondary glazing, roof and floor insulation.
- Post-war home: the invoice for the cavity fill and the glass specification.
- New build: the completion documentation and solar panel details.
- Always: make, type and year of the boiler or heat pump.
Without evidence the defaults for the construction year apply; for a building from 1700 those are the lowest assumptions there are.
When do you not need a new label?
If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the survey date on EP-online. Beyond that a few exceptions to the label obligation apply, for instance buildings used only temporarily. Listed buildings have not been covered by those exceptions since 29 May 2026: a national or municipal monument now does need a valid energy label when sold or rented out.
