Nieuwersluis is the oldest village in our working area
Nieuwersluis, on the Vecht in the municipality of Stichtse Vecht, is small but exceptionally old: of the nearly two hundred homes, 30 per cent date from before 1900 and another quarter from before 1945. The median construction year is 1924, by far the oldest of all villages we examined in the Dutch address and buildings register.
That makes the energy label here almost always a story of solid walls, monumental frames and the question of what happened in earlier renovations. No village where the renovation file weighs more heavily than this one.
When selling or renting out, a registered energy label is required, on pain of €515 (private) or €1,030 (legal entity). The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Monuments on the Vecht: fully label-bound since May 2026
Until 29 May 2026 listed buildings were exempt from the energy label obligation; that exemption no longer exists. In a village like Nieuwersluis that touches many owners at once. Good to know: the status changes nothing about the measurement, and a low class for an original building is a fact, not an error. How to request an energy label in Nieuwersluis
You arrange an official energy label with us in three steps:

The survey is no formality but a condition: since the provisional energy label lapsed on 1 January 2021, EP-online accepts only labels established on location.

What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
Glass suppliers advertise the U-value of the glazing, but the label judges window plus frame as one whole. That whole insulates slightly less than the glass alone. With the specifications to hand, the safe margin disappears from the calculation.
Which documents should you have ready for the survey?
In a village where more than half is pre-war, paperwork is half the label:
- The renovation file, however old: invoices, drawings, specifications.
- Evidence of secondary glazing, roof, floor or wall insulation, with product type.
- Make, type and year of the boiler or heat pump.
- Solar panels, even if out of sight: number and peak capacity.
What cannot be proven or observed falls back on the defaults for the construction year, and for buildings from before 1900 those are the lowest assumptions imaginable.
Not every situation calls for a new survey
If the home was surveyed within the past ten years, a usable label is probably still in EP-online; the term runs from the survey date. For older buildings take note: the monument exemption has not existed since 29 May 2026, so they too need a label when sold or rented out.

The points system has been binding up to and including 186 points since 1 July 2024; below that the maximum rent is fixed and the energy label weighs in strongly.
