Breukelen: Vecht village with a modern majority
Breukelen, in the municipality of Stichtse Vecht, is famous for its position on the river Vecht, with Nijenrode castle and monumental buildings along the water; the oldest building in the core dates from 1459 according to the Dutch address register. Yet the historic part is the minority: just under a quarter of the homes are pre-war.
The centre of gravity lies with the districts from 1975 to 1991 (28 per cent) and 1992 to 2005 (23 per cent). The median construction year is 1988. For the energy label that means two worlds: monumental precision work on the Vecht, and in the districts the familiar questions about glazing, cavity and solar panels.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
On the Vecht, its own rules apply
The buildings along the Vecht and in the old village mostly have solid walls without a cavity and sometimes monumental frames that will not take standard HR++ glazing. Since 29 May 2026 monuments too need a valid label when sold or rented out; the exemption has ended. A low class there is no error but a snapshot, and with secondary glazing and roof insulation more is often possible than expected. Our tailored advice sets out the options per building.

What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
A common misunderstanding: the U-value on your glass invoice applies to the pane only. The label calculates with the whole window, frame included, and a frame always insulates a little less well. If the advisor knows the frame type, no cautious assumption is needed.
Which documents should you have ready for the survey?
What pays off most depends on which Breukelen you live in:
- Vecht building or pre-war home: the renovation file, with invoices for secondary glazing and insulation.
- 1970s/80s district home: the invoice for the cavity fill and the glass specification.
- 1990s home: the completion documentation plus everything added later.
- Always: details of the boiler or heat pump and solar panels (number, peak capacity).

When do you not need a new label?
If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the survey date on EP-online. Beyond that a few exceptions to the label obligation apply, for instance buildings used only temporarily. Listed buildings have not been covered by those exceptions since 29 May 2026: a national or municipal monument now does need a valid energy label when sold or rented out.

Renting out in Breukelen? The label counts towards your rental points
Since 1 July 2024 the housing valuation system is binding for all rental homes up to and including 186 points: up to 143 points social housing, 144 to 186 points mid-market rent. From 187 points the home falls in the free sector, where no legal maximum applies. The energy label weighs heavily in that count.
