Hazerswoude-Dorp: post-war with a 1980s shell
Hazerswoude-Dorp belongs to the municipality of Alphen aan den Rijn. The Dutch address and buildings register shows a clear centre of gravity: more than a third of the homes date from 1946 to 1974, surrounded by almost a quarter from 1975 to 1991. Pre-war buildings make up about an eighth; the oldest dates from 1636. The median construction year is 1975.
For most homes the energy label here therefore revolves around the same two questions: is the cavity filled and has the glazing ever been replaced. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Where the label gain lies in a post-war home
In the largest group of Hazerswoude homes the cavity is present but not always filled. Unfilled, the class stays at D or E; with provable retrofitting and HR++ glazing, C to B comes into view. During the survey the advisor looks for drill holes in the joints and measures the cavity width where possible. An installer's invoice settles it, because then the actual insulation value counts.

How to request an energy label in Hazerswoude-Dorp
You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us, and schedule the survey at a time that suits you.
- Property survey - our BRL 9500 certified advisor assesses insulation, glazing and installations following the NTA 8800 method.
- Registration in EP-online - you usually receive the definitive label within a few working days. In a hurry? Express delivery within 24 hours is possible.
A label based on the construction year alone no longer exists: the provisional energy label lapsed on 1 January 2021 and registration has since required an on-site survey.

Energy label per property type in Hazerswoude-Dorp
The proportions come from the Dutch address and buildings register. Indicative; the survey decides per home.
| Property type | Share in de kern | Expected label |
|---|---|---|
| Pre-war village and ribbon buildings | about 12% | D - F |
| Post-war homes 1946 - 1974 | about 36% | C - E |
| Homes 1975 - 1991 | about 25% | C - D |
| Homes 1992 - 2005 | about 12% | B - C |
| New build from 2006 | about 15% | A - B |
The survey step by step
Allow 60 to 90 minutes in which the BRL 9500 certified advisor records:
- Which surfaces lose heat: to the outside, to the crawl space, to water
- How roof, walls, floor and glazing insulate
- Which boiler or heat pump is fitted and how tap water is produced
- How the home ventilates and whether there are PV panels
What the glazing quote shows is the U-value of the glass, not of the window. In the label calculation the frame weighs in and the value shifts slightly. If you know the frame material and glass type, pass them on: the advisor then calculates exactly.
Which documents should you have ready for the survey?
For the post-war bulk the list is short:
- The invoice for the cavity fill, with product type.
- The glass specification of double or HR++ glazing fitted later.
- Paperwork for floor or roof insulation.
- Make, type and year of the boiler or heat pump, plus solar panels.
Without evidence the default for the construction year applies, and that assumes an unfilled cavity.
First check whether a valid label already exists
A label from the past ten years, counted from the survey date, is still perfectly usable; EP-online shows it per address. Exceptions to the obligation are scarce these days: temporary buildings fall outside it, but listed buildings no longer do since 29 May 2026.

Renting out in Hazerswoude-Dorp: first the points, then the price
Up to and including 186 points the housing valuation system has prescribed the maximum rent since 1 July 2024, with 143 points as the line between social and mid-market rent. Because the energy label weighs heavily, one class of difference can shift the permitted rent noticeably. A rental points count can be combined with the label survey.
Certified work, without intermediaries
We work under BRL 9500, with InstallQ recognition and listing in the Centraal Register Techniek; only such a company may register labels in EP-online. And because the advisor who visits also registers the label personally, nobody stands between you and the result.
