Zoeterwoude-Rijndijk: 1980s ribbon with young additions
Zoeterwoude-Rijndijk is the part of the Zoeterwoude municipality along the Oude Rijn, next to Leiden. Its housing stock differs clearly from that of Zoeterwoude-Dorp: more than four in ten homes date from 1975 to 1991, and strikingly almost a third was built after 2015. The median construction year is 1981; the oldest building dates from 1625.
For the energy label that means two very different conversations: for the 1980s part about the glazing, for the new build about the validity of the completion label. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Two settlements, two housing stocks
The municipality of Zoeterwoude consists of two settlements whose building stock differs considerably. Zoeterwoude-Rijndijk has a ribbon of older buildings on the Oude Rijn, but otherwise consists mainly of 1980s homes and recent new build. If your home borders the Oude Rijn, that surface is measured separately because heat loss to open water behaves differently from loss to outside air. That costs no meaningful extra time.
How to request an energy label in Zoeterwoude-Rijndijk

The property survey in practice
Our BRL 9500 certified advisor takes 60 to 90 minutes and measures:
- The envelope: everything bordering outside air, crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- Boiler or heat pump, plus how hot water is produced
- Ventilation and solar panels
The label looks at windows, not at loose panes: the U-value of glass and that of the complete window with frame always differ slightly. With both details ready, the most favourable correct value goes into the sum.
Which documents should you have ready for the survey?
Two kinds of homes, two kinds of evidence:
- 1980s home: the glass specification and paperwork for floor insulation.
- New build: the completion documentation and solar panel details.
- Older building on the dyke: the renovation file.
- Always: make, type and year of the boiler or heat pump.
What cannot be proven or observed is calculated with the defaults for the construction year.

Many addresses already have a registered label. If it is less than ten years old, survey date as the starting point, you can simply use it. The list of exceptions to the obligation is short, and listed buildings have not been on it since 29 May 2026.
