The Rijswijk housing market and the energy label
Rijswijk is diverse: historic Oud-Rijswijk around the Herenstraat, pre-war neighbourhoods such as Leeuwendaal, post-war districts with many walk-up and gallery flats around the In de Bogaard shopping centre, and the gas-free RijswijkBuiten development rising in Sion and 't Haantje since 2014. The expected energy label therefore differs enormously per neighbourhood. A valid, EP-online registered energy label is mandatory when selling or renting out.

How to request an energy label in Rijswijk
You arrange an official energy label with us in three steps:

Apartment with an owners' association (VvE) in Rijswijk?
Rijswijk has many walk-up and gallery flats, especially around In de Bogaard and in Steenvoorde. To sell or rent out an apartment you need your own individual energy label registered for your home in EP-online; a label for the building as a whole is not enough. Has the owners' association already renovated, for example with new glazing, roof insulation or a modern collective installation? That counts and often improves the label. What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard. Especially walk-up flats and older Rijswijk buildings, with collective installations and irregular constructions, require an experienced eye during the survey.
