IJsselstein is a growth town, and every street shows it
IJsselstein has a medieval town centre, but the housing stock mainly tells the story of the growth-town years: the Dutch address and buildings register shows that 71 per cent of the homes in the core date from 1975 to 1991, topped up by another 17 per cent from the Zenderpark years 1992 to 2005. The median construction year is 1988.
For the energy label that makes IJsselstein unusually predictable: the vast majority of surveys revolve around the same questions - has the early double glazing been replaced with HR++, has the floor been dealt with, are there panels? Only the old centre, with its monuments and protected townscape, calls for a very different survey.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Listed building or protected townscape in the old centre?
The IJsselstein town centre counts many monuments and falls under a protected townscape. Since 29 May 2026 an energy label is also required for listed buildings on sale or rental. Single glazing and original details usually mean a lower label; that is normal and improving is not obligatory. How to request an energy label in IJsselstein

No visit, no label: the provisional energy label estimated from the construction year disappeared on 1 January 2021, and EP-online has since accepted only labels from an on-site survey.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Do not go by the glass invoice alone: the U-value on it describes only the pane. The label counts the complete window, frame and all, and that always comes out slightly less favourably. Supply the frame material and the glass specification and the real value goes into the calculation.
Which documents should you have ready for the survey?
With such a uniform housing stock the list is short and focused:
- The glass specification if the original double glazing was ever replaced with HR++; in IJsselstein this is the most-missed evidence.
- The invoice for floor or retrofitted insulation, with product type.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
- Town-centre building: the renovation file.
Without evidence the default for the construction year applies, and with glazing especially that often costs a class in these districts.
Sometimes no new label is needed at all
A previously registered label remains usable for ten years, counted from the survey date; on EP-online you can quickly see whether that applies to your address. Beyond that, only a few special cases fall outside the obligation, such as temporary buildings. Listed buildings are no longer among them since 29 May 2026: they now simply need a valid label when sold or rented out.

Rental home in IJsselstein? The label steers the points
For rental homes up to and including 186 points the law has prescribed the maximum rent since 1 July 2024: social up to 143 points, mid-market from 144 to 186. The energy label is one of the heaviest items in that count, so a class higher or lower feeds straight into what you may charge.
