The IJsselstein housing market and the energy label
IJsselstein combines a well-preserved historic city centre — with the Oude Toren as its landmark — with post-war districts and the Zenderpark new-build. From monumental property to energy-efficient new-build: the energy label varies strongly per area.
When selling or renting, an official energy label registered in EP-online is required. IJsselstein is close to our base in Woerden, so we are on site quickly.
Energy label by neighbourhood in IJsselstein
The building period largely determines the expected label. The table gives an indication; the final result depends on the specific property and any insulation already in place.
| Neighbourhood | Typical property type | Expected label |
|---|---|---|
| City centre | Monumental properties, often single glazing | E–G |
| Achterveld, Groenvliet | Post-war homes 1960s–70s | C–E |
| Hoge Biezen, Oranjewijk | Homes from the 1970s–80s | C–D |
| Zenderpark | Homes from the 1990s–2000s | B–C |
| Recent new-build | Energy-efficient (partly gas-free) homes | A–B |
Listed monument or protected cityscape?
The historic centre of IJsselstein is a protected cityscape with many monumental properties around the Benschopperstraat and the Oude Toren. Since 29 May 2026 an energy label is also required for monuments when selling or renting. With single glazing and original frames the label is usually somewhat lower — that is normal and improvements are not mandatory. Read more in our article on the energy label for monuments.
