The Nieuwegein housing market and the energy label

Nieuwegein is a relatively young growth city: the municipality was formed in 1971 from the merger of the old villages of Jutphaas and Vreeswijk, and quickly grew into one of the larger residential areas near Utrecht. Most of the housing stock therefore dates from the 1970s to the 1990s, alongside the historic ribbon of Vreeswijk along the Lek river and recent new-build in neighbourhoods such as Het Klooster and Blokhoeve. In practice this means many Nieuwegein homes have a C or D label, and additional insulation is often worthwhile.

Monument or older property?

Do you have an older or listed property? Particularly in the historic Vreeswijk — the old locks and fort village along the Lek — there are pre-war and protected homes, often still with single glazing and original details. Since 29 May 2026 an energy label is also required for monuments when selling or renting. How quickly can I get an energy label in Nieuwegein?

The historic Vreeswijk has pre-war and older properties, often still with single glazing. As a result the label is usually somewhat lower, between D and F. That is normal for this type of property; making improvements is not mandatory. Since 29 May 2026 an energy label is also required for monuments when selling or renting.
I have an apartment with an owners' association (VvE) in Nieuwegein. Do I need my own label?
Yes, for the sale or rental of your apartment you need your own, individual energy label registered to your property in EP-online. If several residents in the same complex are selling at the same time, we often schedule multiple inspections on the same day.
Does new-build in Het Klooster or Blokhoeve already have a good label automatically?
The recent, partly gas-free new-build in Het Klooster and Blokhoeve is energy-efficient and usually already scores an A or B label. Even then, an officially registered label in EP-online is required when selling or renting.
What is the fine if I don't have a valid energy label when selling?
The Human Environment and Transport Inspectorate (ILT) can impose a fine of up to €515 for private individuals and up to €1,030 for commercial sellers and landlords if a valid energy label registered in EP-online is missing when selling or renting. An energy label is valid for ten years.
