The Nieuwegein housing market and the energy label
Nieuwegein is a relatively young growth city: the municipality was formed in 1971 from the merger of the old villages of Jutphaas and Vreeswijk, and quickly grew into one of the larger residential areas near Utrecht. Most of the housing stock therefore dates from the 1970s to the 1990s, alongside the historic ribbon of Vreeswijk along the Lek river and recent new-build in neighbourhoods such as Het Klooster and Blokhoeve. In practice this means many Nieuwegein homes have a C or D label, and additional insulation is often worthwhile.

Monument or older property?
Do you have an older or listed property? Particularly in the historic Vreeswijk — the old locks and fort village along the Lek — there are pre-war and protected homes, often still with single glazing and original details. Since 29 May 2026 an energy label is also required for monuments when selling or renting. What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
