Living in Koudekerk aan den Rijn and the energy label
Koudekerk aan den Rijn is a village on the Oude Rijn river in the Alphen aan den Rijn municipality. It combines characteristic dyke and ribbon housing along the river with village extensions from the 1960s to the 1990s and a countryside of farmhouses and detached homes. The expected energy label strongly depends on the construction period. A valid, EP-online registered energy label is mandatory when selling or renting out.
Koudekerk is about 20 minutes from our home base in Woerden, so we are on site quickly and charge no call-out costs.

You arrange an official energy label with us in three steps:
- Quote and appointment - calculate your price with the calculator or call us. We schedule the home inspection at a time that suits you.

Energy label by neighbourhood in Koudekerk aan den Rijn
The construction period largely determines which energy label to expect. The overview below is an indication; the final result depends on the specific home and any insulation already installed.
| Neighbourhood | Typical housing | Expected label |
|---|---|---|
| Village centre and ribbon along the Oude Rijn | Pre-war dyke and ribbon housing | D - G |
| Extensions from the 1960s - 1970s | Terraced and semi-detached houses | C - D |
| Extensions from the 1980s - 1990s | Family homes | B - C |
| Recent infill and new builds | Homes from 2000 onwards | A - B |
| Countryside around the village | Former farmhouses and detached homes | D - G |
Dyke and ribbon houses along the Oude Rijn
The older homes along the Rijndijk and in the village centre are full of character, but structurally often irregular: partial single glazing, little original insulation and sometimes unusual foundations or extensions. Without improvements such a home typically scores between D and G. That is an honest snapshot; making the home more sustainable is not mandatory. If you have already insulated or installed HR++ glazing, have the invoices ready for the survey: with proof the label often turns out better.
What our advisor measures during the inspection
The property inspection takes on average 60 to 90 minutes. Our BRL 9500-certified advisor records, among other things:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, facade, floor and glazing (U-values)
- The heating installation and hot-water system (boiler, heat pump)
- Ventilation and any solar panels
The calculation follows the NTA 8800 standard. Especially the older dyke and ribbon houses along the Oude Rijn, with irregular constructions and extensions, require an experienced eye during the survey.
