Benthuizen is the youngest village in our area
Benthuizen, municipality of Alphen aan den Rijn, tops all villages whose entries in the Dutch address and buildings register we examined: more than four in ten homes in the core were built after 2015. The median construction year is 2006, whereas in most surrounding villages it sits around 1975. Pre-war buildings make up under ten per cent.
For the energy label that means most homes land effortlessly in the highest classes, and the question is more often whether the completion label is still valid than what needs improving. When selling or renting out, a registered energy label is legally required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
New build: the label exists, but for how long?
A label was registered for every new-build home at completion. It remains valid for ten years, counted from the survey date. For the homes from the first years of the building wave that term is expiring shortly; check EP-online for the date at your address before you sell. If those ten years are nearly up, a new survey is needed, and for such a home it almost always comes out favourably.

What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
A common misunderstanding: the U-value on your glass invoice applies to the pane only. The label calculates with the whole window, frame included, and a frame always insulates a little less well. If the advisor knows the frame type, no cautious assumption is needed.
Which documents should you have ready for the survey?
With predominantly young homes the list is short:
- The home's completion documentation.
- Solar panels: number and peak capacity, or the inverter details.
- Make, type and year of the heat pump or boiler; for all-electric new build also the emission system.
- Older home: the invoice for the cavity fill and the glass specification.
For new build, missing evidence makes little difference; for a 1960s home easily a full class.
When do you not need a new label?
If a registered label less than ten years old already exists, you can simply use it for a sale or rental. Check the survey date on EP-online. Beyond that a few exceptions to the label obligation apply, for instance buildings used only temporarily. Listed buildings have not been covered by those exceptions since 29 May 2026: a national or municipal monument now does need a valid energy label when sold or rented out.

Renting out in Benthuizen? The label counts towards your rental points
Since 1 July 2024 the housing valuation system is binding for all rental homes up to and including 186 points: up to 143 points social housing, 144 to 186 points mid-market rent. From 187 points the home falls in the free sector, where no legal maximum applies. The energy label weighs heavily in that count.
