Linschoten: famous core, post-war village
Linschoten, municipality of Montfoort, counts as one of the best-preserved historic villages of the Groene Hart, with a protected village view around the Dorpsstraat and country houses and monumental farmhouses around Landgoed Linschoten. The oldest building in the core goes back to around 1200 according to the Dutch address register.
Yet that historic part is only a small share of the village: 12 per cent of the homes are pre-war, while more than a third date from 1946 to 1974 and another almost 30 per cent from 1975 to 1991. The median construction year is 1976, and with 12 per cent built after 2015 there is a sizeable young group too. Two very different surveys, then: monumental precision work in the core, and the familiar cavity and glazing questions outside it.
When selling or renting out, a registered energy label is required; without one you risk €515 as a private individual and €1,030 as a legal entity. The label is valid for ten years from the survey date, and a favourable class can earn a rate discount on a mortgage application.
Many monuments? We have experience with them
Linschoten has a remarkably high number of listed buildings. Since 29 May 2026 an energy label is also required for monuments and buildings in the protected village view when sold or rented out. A historic building with single glazing, original frames and thick walls usually gets a lower label; that is normal and improving is not obligatory. How to request an energy label in Linschoten
You arrange an official energy label with us in three steps:

No visit, no label: the provisional energy label estimated from the construction year disappeared on 1 January 2021, and EP-online has since accepted only labels from an on-site survey.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Do not go by the glass invoice alone: the U-value on it describes only the pane. The label counts the complete window, frame and all, and that always comes out slightly less favourably. Supply the frame material and the glass specification and the real value goes into the calculation.
Which documents should you have ready for the survey?
In the core it is about the renovation file, outside it about the retrofit. Have ready what fits your home:
- Monument or older building: invoices for secondary glazing and roof or floor insulation, plus renovation drawings.
- Post-war home: the invoice for the cavity fill and the glass specification.
- Always: details of the boiler or heat pump and of solar panels (number and peak capacity).
What cannot be proven or observed falls back on the default values for the construction year; for monumental buildings those are the lowest assumptions.
Sometimes no new label is needed at all
A previously registered label remains usable for ten years, counted from the survey date; on EP-online you can quickly see whether that applies to your address. Beyond that, only a few special cases fall outside the obligation, such as temporary buildings. Listed buildings are no longer among them since 29 May 2026: they now simply need a valid label when sold or rented out.

Rental home in Linschoten? The label steers the points
For rental homes up to and including 186 points the law has prescribed the maximum rent since 1 July 2024: social up to 143 points, mid-market from 144 to 186. The energy label is one of the heaviest items in that count, so a class higher or lower feeds straight into what you may charge. A full rental points count can be scheduled in the same visit if you wish.
