Kamerik: the village of the post-war core and the old ribbon
Kamerik lies in the peat meadow area directly north of Woerden and belongs to that municipality. The Dutch address and buildings register shows how the village is put together: nearly half the homes in the core date from 1946 to 1974, a fifth from 1975 to 1991, and one in eight is pre-war, mainly along the ribbon of the Van Teylingenweg, the Mijzijde and 's-Gravensloot. The median construction year is 1970.
The energy label thus comes in two flavours here: in the core the familiar questions about cavity fill and glazing, and along the ribbon the farmhouses and older buildings where the survey requires precision work.
When selling or renting out, a registered energy label is required. Without one the inspectorate can impose €515 on private individuals and €1,030 on legal entities. The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Farmhouse on peat? That is home ground for us
Many homes in Kamerik stand in the peat meadow area, often on wooden pile foundations and with atypical, sometimes historic constructions. That requires an experienced eye during the survey, precisely our speciality as an advisor in the Groene Hart. Since 29 May 2026 an energy label is also required for listed buildings on sale or rental; with single glazing and original details the label tends to be lower, which is normal and carries no obligation to improve.
How to request an energy label in Kamerik

Note: the old provisional energy label has not existed since 1 January 2021. Without an on-site survey there is no EP-online registration.

What happens during the survey
Our BRL 9500 certified advisor walks through the property in 60 to 90 minutes and measures:
- The building envelope: everything bordering the outside, the crawl space or an unheated room
- Roof, walls, floor and glazing, each with its own insulation value
- The installation for heating and hot water
- Ventilation, and solar panels if fitted
Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.
Which documents should you have ready for the survey?
For a post-war home in the core the retrofit is half the story; for a ribbon farmhouse the renovation file. Useful to have:
- The invoice for the cavity fill or other retrofitted insulation, with product type.
- Farmhouse or older building: paperwork for roof, floor or wall insulation and for secondary or HR++ glazing.
- Make, type and year of the boiler or heat pump.
- Solar panels: number and peak capacity.
No evidence means calculating with the default values for the construction year, and for these building periods those almost always come out lower than reality.
Might you still have a valid label?
Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Kamerik
Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.
Why certification matters here
An energy label may only be issued by a company certified under BRL 9500. That guideline prescribes how the advisor reaches a verdict, so that two advisors assessing the same home arrive at the same result. A label from an unrecognised party can be rejected, delaying the sale.
