Zegveld is mainly a village of the 1970s and 1980s

Zegveld lies in the peat meadow area north-west of Woerden and belongs to that municipality. The image of an old polder village of mostly farmhouses is only partly right: the Dutch address and buildings register shows that fewer than seven per cent of homes date from before 1945. Almost four in ten come from the period 1975 to 1991, and more than a quarter from the years after. The median construction year is 1989.

For the energy label that is good news: most of the housing stock already has an insulated cavity and double glazing. So the question here is rarely whether there is insulation, but how good it still is and what has been added since.

When selling or renting out, an official energy label registered in EP-online is legally required. Without it, the Human Environment and Transport Inspectorate can impose a fine of €515 for private individuals and €1,030 for legal entities. The label is valid for ten years from the survey date, and for a mortgage application a favourable class can mean a rate discount.

Where the gain is in a 1980s home

In the great majority of Zegveld homes the cavity is already insulated and there is double glazing. That glazing is often still first-generation, with a considerably worse insulation value than today's HR++ glass. The same goes for the floor above the crawl space, which in this building period was by no means always included.

What happens during the survey

Mind the difference between glass and window. The U-value in the glazing brochure covers the glass itself; the calculation includes the frame, which pushes the value up. With the glass specification and the frame material to hand, a realistic value comes out.

Which documents should you have ready for the survey?

There is little you need to do, but with paperwork the label often turns out better. Useful to have ready:

Without evidence the default value for the construction year applies. For a 1980s home in which HR++ glazing was later fitted, that is exactly the difference you do not want to leave on the table.

Might you still have a valid label?

Check EP-online before booking a survey. If a label was registered within the past ten years, counted from the survey date, that is enough for a sale or rental. Note one recent change: the exemption for listed buildings ended on 29 May 2026, so a national or municipal monument now needs a valid label too.

The label and your maximum rent in Zegveld

Under the Affordable Rent Act the points total sets what you may charge. Up to 143 points it is social housing, from 144 to 186 points mid-market rent, and only from 187 points is the home free of limits. A better energy label directly earns points and can lift a home over a threshold.

Frequently asked questions about an energy label in Zegveld

Zegveld falls under the municipality of Woerden, does that affect my label?
Not the label itself. Zegveld is its own town in the Dutch address register, so your energy label in EP-online will simply say Zegveld. The municipality plays no part in the calculation, which is only about the property.
My home is from 1985, is that good or bad for the label?
It is in between. Homes from that period usually have an insulated cavity and first-generation double glazing. In practice they come out at C or D. The gain is usually in the glazing and the floor: replacing it with HR++ or adding floor insulation often lifts such a home by a class.
I live in the countryside with a long drive, do you charge extra?
No. We charge no call-out or travel costs, wherever in Zegveld you live. It is just over seven kilometres from our office on the Merelstraat in Woerden, so we are there quickly.
What if my crawl space is wet?
In the peat meadow area that is not unusual. The advisor then assesses the floor insulation on what can be observed, for example from the hatch, or on the basis of invoices. Mention it in advance so the advisor brings the right equipment.
How long before my label is registered?
Usually a few working days after the survey. If you are in a hurry because the transfer at the notary is approaching, registration within 24 hours of the survey is possible for an express surcharge of €50 to €100.
