Boskoop: the village of the nursery homes
Boskoop, world-famous for its ornamental horticulture and part of the municipality of Alphen aan den Rijn since 2014, has a housing stock that betrays its history: a third of the homes date from 1900 to 1945, the boom years of the nurseries, often as detached nursery homes along the ribbons and waterways. The median construction year is 1962.
In addition there has been substantial building since 2015: nearly 12 per cent of the stock is younger than ten years. The energy label here thus moves between two extremes, with the pre-war homes as the group where survey and evidence make the most difference.
When selling or renting out, a registered energy label is required, on pain of €515 (private) or €1,030 (legal entity). The label is valid for ten years from the survey date; a favourable class can earn a rate discount on a mortgage application.
Home and nursery: where the survey draws the line
Many Boskoop homes belong to a (former) nursery. For the label only the heated, habitable space within the thermal envelope counts; greenhouses, barns and sheds are left out. For a home with an indoor business section the advisor determines on site where the envelope runs. Fully commercial premises are non-residential; for those we work with a certified colleague.

What our advisor measures during the survey
The property survey takes 60 to 90 minutes on average. Our BRL 9500 certified advisor records:
- All surfaces bordering the outside, crawl space, unheated rooms or water
- The insulation values of roof, walls, floor and glazing (U-values)
- The heating installation and hot water system (boiler, heat pump)
- The ventilation and any solar panels
Glass suppliers advertise the U-value of the glazing, but the label judges window plus frame as one whole. That whole insulates slightly less than the glass alone. With the specifications to hand, the safe margin disappears from the calculation.
Which documents should you have ready for the survey?
With so many pre-war homes, evidence of later improvements is extra valuable here:
- Invoices for retrofitted insulation (cavity, roof or floor), with product type.
- The glass specification of double or HR++ glazing fitted later.
- For a nursery home: the floor plan, so residential and business parts are quickly separated.
- Make, type and year of the boiler or heat pump, and solar panel details.
Without evidence the advisor calculates with the defaults for the construction year, and for a 1930 home those are far below what is usually actually there after a century of alterations.
Not every situation calls for a new survey
If the home was surveyed within the past ten years, a usable label is probably still in EP-online; the term runs from the survey date. For older buildings take note: the monument exemption has not existed since 29 May 2026, so they too need a label when sold or rented out.
